CUSTOMER STATED : shower water won't stay hot TECHNICIAN NOTES : Out to the residence today for the tenants concerns of the master bathroom tub / shower not staying hot when water is turned on. After investigating, I found a malfunction with the 3 handle tub/shower valve which is causing the hot and cold water to mix. I recommend replacing the existing 3 handle shower valve for the master bathroom of the home. There is access to the valve which can be created by cutting drywall in the full hallway bathroom on the upper level of the home. Tenants also stated they have been getting low water pressure since we replaced the existing pressure regulating valve a few weeks ago. When I tested water pressure, pressure reading read 30 PSI. I have adjusted the new pressure regulating valve and have set the water pressure to be at 50 PSI. RESOLUTION : Need to submit estimate to resipro for approval. No repairs made today.
