After arriving to the home, the homeowner made me aware of how the water heater was leaking, and that his tenants and him noticed the sound of water running. The water is located in an outdoor utility closet. The age of the heater is approximately 15 years old, with no previous record of maintenance. Due to the nature of the issue, replacing the unit was the only solution. The water is a natural gas unit, and is located on an 18” stand. The homeowner had to turn the water off to the home since the isolation valve for the water heater was seized. I made the homeowner aware of different avenues of approach we could take for replacement. He was interested in potentially going electric, however due to wait time between scheduling an electrician, and getting hot water, he decided not to go the route. I provided estimates with upfront pricing, at this time we have not decided to move forward with work.
