I arrived to the home today to give estimates on a new water heater. The home is currently in the closing process. The water heater is located in the garage. Manufactured by A.O Smith, on March 16th, 2005. The water heater has corrosion on top the unit, which is seen on the exhaust vent, and cold inlet and hot outlet. The corrosion could be caused by numerous factors such as a slow leak, poor water quality, age, or electrolysis (to name a few). The new buyer closes on the 31st, and work cannot be conducted until after closing. I checked the crawlspace to identify the whole home shut off. I located the pressure tank by the crawlspace door, and also water treatment equipment. The home has a water softener, and several spin down cartridge type sediment filters. Another tank is present, presumed to be an acid neutralizer, but could be another filter.
