Today, I came out to my clients home to take a look at a water heater that was no longer producing hot water. Our client wanted to have a new water heater installed, rather than invest money into a 10-year-old water heater. Due to the design of the new water heaters, I had to install a 30 gallon water heater, which just barely fit into the cabinet, both due to width and height. This water heater should service this small apartment well. If for some reason, it does not put out enough hot water to satisfy their needs, I have informed them that a mixing valve can be installed, and the unit can be turned up, which will allow it to produce more hot water while still providing a safe temperature for the family to bathe in. I have left an estimate for installing a mixing valve just in case they want to have more hot water. I removed a pipe that extends the combustion air from the ceiling down to the bottom of the cabinet. This pipe is not needed. There are two 5 inch inlets 6 feet above
Installed whole-house RO filtration system today. Connected to main line with bypass valve, mounted pressure gauge, and set proper flow rate. Water tests show 99% reduction in contaminants. Had to modify some existing piping but got everything done in one visit. Customer seems very happy with improved water quality!
The tenant was having problems with the kitchen and bathroom drain backing up. We snaked the drain to clear the blockage. The kitchen sink was detached from the countertop and the garbage disposal was leaking through the broken housing. The basket strainer for the 2nd basin was also broken and leaking. I replaced the garbage disposal and basket strainer. I also secured the sink with some wooden supports and siliconed around the top of the sink. The p-trap and the end out waste pipes were replaced. All work was tested for leaks and none were found. The drains were all working without any signs of backing up.
Responded to emergency call in Denver regarding non-functional sump pump during heavy rainfall. Upon inspection, determined the Zoeller M63 1/3 HP pump had failed due to seized impeller and worn bearings. Water level in pit was approaching basement floor level requiring immediate action. Replaced pump with equivalent model and installed new check valve as previous valve was showing signs of deterioration. Also identified improper float switch height adjustment which had caused short-cycling. Corrected positioning to ensure proper activation/deactivation cycles. Discharge line was partially obstructed with mineral buildup; cleared using mechanical snake to ensure maximum flow capacity. Verified proper operation through multiple test cycles confirming appropriate water level triggering. Additionally, installed water alarm system at customer's request to provide early warning of pump failure. System is now functioning correctly with water level maintaining appropriately low level in pit.
Customer described water dripping down their wall, behind the laundry machine. The drain is 1 1/2”. It appears to have a shorter than necessary riser and possibly little to no fall on the drain line. Everything is in ceilings or walls and can’t be seen. We weren’t able to recreate a leak. It looks like when the drain is overwhelmed, it will back up. I recommend repiping the drain line and installing a new washer box with a properly plumbed drain. Estimate for replacing the existing laundry drain would be 2500-3500 without any demo work.

The customer said they had water on the floor in the basement. They dried it all up and I arrived after they dried up the floor. I am not able to recreate and leak of puddling. There isn’t any plumbing with active leaks anywhere near the original puddling. The basement window shows signs of water damage and feels like there was water behind the paint near the window. It is possible that the water came from outside. I recommend calling back when and if the water comes back. Don’t clean it up and allow us to see an active leak somewhere.
