Customer called for poor cooling in a rental property. Found the outdoor coil completely blocked with debris. Performed coil cleaning, rinsed with water, and checked system operation. Performance restored.
Completed a full diagnostic on a heat pump system operating in cooling mode. The reversing valve was stuck in heating. Manually shifted the valve and recommended replacement to prevent recurrence.
Conducted pre-summer maintenance for a family preparing for guests. Inspected all cooling components, cleaned the outdoor coil, and checked static pressure. The system passed all checks and is ready for the season.
Replaced failed TXV on Rheem package unit. System previously showing insufficient cooling despite adequate refrigerant charge. New valve calibrated for 10°F superheat. Also replaced filter drier and evacuated system to 200 microns before recharging to specifications.
Serviced Trane XR14 unit showing intermittent cooling. Identified loose connection at contactor causing compressor short-cycling. Tightened all electrical connections, tested contactor pull-in voltage (22.7V). Cleaned condensate drain line with nitrogen purge to remove biofilm buildup.
