Checked system found that the outdoor unit was locked out the code that it was flashing was four flashes LPCO homeowners were out of town for the past three months and filter was clogged. This most likely is what caused the LPO to open and lockout the unit reset the unit system is cooling properly at this time with a proper sub cooling and Delta t temperature split. Call back for heater not working. On arrival the system was turned on in heat mode and the condenser was found to not be turning on. The condenser was opened up and was found to have no power going to it. The manual disconnect switch was found to have been turned to the off position. The switch was turned on and the system started up. A basic heat checkup was then performed and the emergency heat was also not found to be turning on. This was caused by the wire from the heat strip having slipped out of the wire nut that connected it to the thermostat and condenser. This was also fixed and the heat strip turned on properly the unit was observed running and brought the temperature in the house up 8°. The homeowner was out of town during this visit and the hot water heater in the garage was noticed to be leaking water. The water heater was shut off and it is recommended that the homeowner call a plumber to address this issue.
No cool. Upon arrival the system was turned on and the condenser was found to have a hard lock out on the defrost board. The board was reset and the system was given a look over. All electrical was found to be in proper condition. The refrigerant charge was correct at 10° sub cool. The system was also tested in heat mode as well as defrost mode and functioned as it should. At this time if there is an underlying issue it can not be replicated. It is recommended to have the AC checked in the spring when the charge can be more appropriately adjusted.
On arrival found the drain line clogged. Purged the drain line and advised customer that a french drain is going to be needed at some point in the future when the drain becomes too congested.

Dispatched to give estimate on upstairs unit. Systems are both needing to be replaced. I am leaving a quote for 15 seer and 17 SEER equipment.

Heat performance tuneup times one system. Inspect blower, evaporator and ductwork. Test all safety features have limits and roll outs. System is almost 20 years old. But I found no evidence of carbon monoxide or gas leaks detected in the home. Tightened all wire connections. Check thermostat for proper operations.
