Performed preventative maintenance on a Lennox AC system. Model number: 13ACXN030-230-19. Serial number: 1916D61117. Upon arrival the system was off. I turned the system on at the thermostat. Went downstairs to the system and watched it run. Turned the system off at the switch. Removed the panel to the evaporator coil. Inspected the coils for any dust build up. Poured water into the condensate trap and watched it drain properly. Poured water into the condensate pump and watched it pump out properly. R roved the panels to the furnace. Checked the electrical connection to make sure they were properly secure. Checked the blower motor and fan for any dust build up. Replaced the 16x20x1 filter supplied by the homeowner. Took an amp draw of the motor. Running within the manufacture’s specs. Placed the panels back in the unit and watched it run. Went outside to the command watched it run. Checked th coils for any dirt build up. Removed the panel. Checked the Conan’s capacitor. Both are runnin

Manufacturer Lennox Model # XC14S036-230A09 Serial # 5816K01305 Completed a preventative maintenance on a 7 year old Lennox unit. The split temperature is 20 degrees. Customer changed 16x20x4 filter. Then I made sure the drain was operating properly. After that I performed a amperage readings on the condenser fan motor and compressor 5.4 amps. The contactor and capacitor are both working properly. The condenser coil was very dirty the condenser fan motor amps where .89 after the condenser coil cleaning it went down to .76 amps!! System is operating properly at this time

Surveyed home with a Lennox SL280UH090 upflow gas furnace that is paired with a EL16036 style outdoor condensing unit. This system was installed around 2017. The homeowner advised that the installing contractor added return ductwork and also 10 years of maintenance and filters. The complaint is that the system is not able to keep up on days when there is high heat and humidity. Homeowner advised that overall the heating performance seems to be consistent. Chud will discuss this issue and make a decision about what the best solution would be. Chud will follow up with the homeowner and schedule a 2nd visit. N/C, survey.

Came out today to investigate a system that had a repair made on 12/26/22. Upon arrival the Goodman furnace was calling for 70° heat and it was 63 in the home. I reset the system and observed what happened when the system tried to start.the igniter came on and lit the burners. The burners were on for 3 seconds then went out. I observed the system try to start several times. I powered the system down and removed the flame sensor. The flame sensor is pretty beat up. I installed a new flame sensor to see if that would resolve the issue. I tested the system and it started without any issues. I cycled the system on and off multiple times to ensure that the system is operating properly. Each time the system fired up without any issues. The system is operating properly at this time.

Customer called for no heat. We had a tech out recent to work on the system that didn’t make it onto service titan. The thermocouple was replaced by Chris on last visit. Needed to adjust the thermocouple due to it not sitting in the pilot assembly properly. Tested the system when completed. System is operating properly at this time. Came out to assess no heat call. Upon arrival I observed system light and than immediately shut off. I removed flame sensor cleaned carbon build up and readjusted flame sensor when placing back in unit. System started up properly and I observed it run its cycle. Home has heat at this time. Performed preventative maintenance for gas furnace. Merv 11 Filter was replaced in the spring and won’t be due till spring 2023. Cleaned the burners, flame sensor and burner box. Made sure inducer port is clear. Inspected all the electrical components. Confirmed proper high and low voltages. Tested the operation of the fan, stage 1 heat and stage 2 heat from the communicating thermostat. Inspected the gas piping going into the furnace. Performs a combustion analysis on the furnace. System is operating at 84% efficiency with a CO level of 20ppm. Tested the amp draw of the blower and inducer. Both were operating within the manufacturer spec. Did I prevent an im tenance on the Lenox 80% unit. Did a combustion test Seo level was 2202 level was 12. During the maintenance I clean the flame sensor also cleaned out the burner rack and blower motor housing. Also did amp readings on the inducer motor and blower motor service or within range of furnace specs. Part of the chimney was falling apart where the flue pipe meet the wall, I used silicone to seal the gap. Also switch the 16 x 20 x 1 filter. System is operating properly at this point. Came out today to check the temperature of the hot water for the first floor. I took a temperature reading from the kitchen sink and got a reading of 121°F. I set the hot water heater for the Lowest setting and removed some of the hot water. Took a second reading using 2 different temp probes and the readings were 100°F and 101°f. I observed the hot water heater to see if it would fire up to heat the water. The hot water heater is maintaining the temperature of 100°f. The system is operating properly at this time. Bill out per office.

Checked hot water heater for 1st floor and second floor. Checked all water connections for leaks and rust. Checked the gas connections to ensure that there are no gas leaks. The electronic components for both systems are operating properly at this time. Both systems are operating properly at this time. Removed and cleaned carbon off of the flame sensor. Cleaned out the burners and burner box. The water pressure is at 12 psi. The limit is set for 180. The expansion tank is in good condition. I observed the system starting normally. The circulator pump is operating properly. Performed a combustion analysis test and got the following readings, o2 is at 13%, co is at 15 ppm and the system is operating at 84% efficiency. The system is operating properly at this time.
