Annual Maintenance

Frank came out to check on my boiler and a couple of mini splits as part of annual maintenance and he was thorough, thoughtful, and incredibly nice. He spent a couple of hours looking everything over and asking questions from both my wife and I. Chud never dissapoints.

Performed preventative maintenance for a Lennox furnace model #G60UH-48C-110-10, serial #5910F16893. I powered the system down and removed the access panels. Removed and cleaned carbon off of the flame sensor and cleaned out the burners and burner box. Replaced the air filter size 16x25x1. Checked the pressure switch for clogs. Checked all electrical connections to ensure that they are secure and in good condition. The blower motor and blower wheel are clean and in good condition. I powered the system back up and called for heat. I took a combustion analysis test and received the following readings, o2 is 14.2% and the co levels are 19ppm. The inducer motor amp draw is 1.1 and the blower motor amp draw is 4.7. The supply temp is at a 134°F. I observed the system shut down once it reached the desired temperature. The system is operating properly at this time.

Performed a first floor dryer vent cleaning. Dryer vent, duct, flex hose and lint trap are all clear of lint and debris at this time. Dryer is functioning properly at this time and exhaust flow is optimal. Recommend dryer vent cleaning every 1-2 years. Thank you for your business!

Installed Weil McLain high efficiency boiler and triangle tube indirect water heater. Added taco zone control panel, 2 taco zone valves, 3 circulators, isolation valves, all necessary supply,return, and fill line copper piping. Ran trac pipe gas line to boiler. Installed new pvc venting. Ran all new electrical to circulators and zone valves, boiler and storage tank. Bled air from all radiators. Cycled and tested, system working properly at this time. Performed preventative maintenance for a high efficiency carrier system model #59SP5A120E241122, serial #1614A48777. I powered the system down and removed the access panels. I removed and cleaned carbon off of the flame sensor and cleaned out the burners and burner box. Checked the pressure switch for clogs and tested the drain line for leaks and clogs. Replaced two 16x25x4 air filters (homeowner supplied).checked all electrical connections to ensure that they are secure and in good condition. I powered the system back up and called for heat. I took a combustion analysis test and received the following readings, o2 is at 8.9% and the co levels are 5ppm. The inducer motor amp draw is at .23 and the blower motor amp draw is 3.4. Performed preventative maintenance for 3 heating systems. 2 single zone mini split systems and a multi-zone boiler that chud installed in 2020. Inspected all the electrical components. Confirmed proper high and low voltages. Cleaned the washable filters for both mini split systems. Cleaned the burners, flame sensor/spark ignition and burner compartment. Confirmed proper water pressure at 18psi in boiler. Ran system to make sure damper opened and boiler got to set high temperature of 180°. Performed a combustion analysis on the boiler. System is operating at 83.4% efficiency with a CO level of 11ppm. Both mini split systems are Mr. Cool DIY units. They run as they are suppose to but don’t have surge protectors on the disconnect boxes. This runs the risk during storms to fry the control board if a power surge were to happen. Customer called for boiler with auxiliary domestic water tank not operating. Customer is scheduled for maintenance next Tuesday but it stopped working so we came out today. Upon inspection I found the high efficiency boiler to have a burned out control board. Found a big burn spot with resistor burned up. Upon doing research I found the brand to be discontinued and no longer available. This high efficiency system is also about 20 years old with outdated components. It’s recommended to replaced the full system due to these reasons. As I did some research I could not find most components through supply stores. We will cancel the maintenance appointment for Tuesday and follow up with new system quotes as well as options.

Arrived on site to pressure switch code flashing on control board. Opened flue pipe to check if chimney was blocked and it wasn’t it was clear. Pulled off hose from pressure switch and inducer and cleaned out debris from inducer port going to pressure switch. Tested and cycled furnace 3 times and furnace is operating properly at this time. Highly recommend new 40 gallon gas tall water heater. Water heater is 15 years old and in poor shape.

Arrived on site, pilot is out on boiler. Tried to re light and pilot wouldn’t stay lit once releasing pilot button. Pressure relief valve is also leaking along with the expansion tank failing. Expansion tank is very old and mounted up into the floor bay. Air eliminator that expansion is piped into is also failing because customer is getting cold spots in the house. The gas valve and pilot assembly will need to be replaced along with expansion tank and pressure relief valve. The plumbing to remove and replace expansion is extensive and will require multiple fittings. RC quoted $3,375.00 for repair. RC quoted $9,500.00 for replacement of boiler and all parts needed. Install will include new CGa6 175,000 btu boiler with Taco 4 zone circulator control board, 1 1/4 inch spiro vent air eliminator, new expansion tank, new auto fill with back flow preventer, we will replace approximately 4 or 5 corroded isolation valves. I gave customer the option of replacing 4 thermostats for $150 per therm

Performed air duct cleaning and sanitation on a 4 bedroom 2 system house. All vents and ductwork are clear of dust and debris at this time. System is functioning properly at this time. Replaced the inducer motor for a Lennox furnace serial #5907H08537, M#G60UH-48C-110-07. Current inducer motor is seized. Complete system maintenance after the repair is complete. Customer takes care of his own filters. Collect quoted price of $1265. 10-7-22-PT- upon arrival I powered down the system and removed the access panels. I removed the flue from the top of the system then removed the inducer assembly. Upon removing the inducer I found a dead bird in it. I installed the inducer assembly, powered the system up and called for heat. I observed the system starting normally and run. I powered the system down and performed preventative maintenance. Removed and cleaned carbon off of the flame sensor, cleaned out the burners and burner box. Checked to ensure that the pressure switches were free of any debris. Checked all electrical connections to ensure that they are secure and in good condition. The air filter was replaced during the last visit on 10/3. Filter size 16x25x1. Powered th

Customer called for heater not kicking off after being set to customers preferred temperature. Customer could tell it was way hotter than what the thermostat was set to. Upon inspection I found the Honeywell T1 thermostat glitching causing the system to not stop heating surpassing set temperature. Replaced the batteries first to see if that was the issue. The batteries didn’t make a difference. Replaced the thermostat under new install warranty with a 1H/1C Honeywell T4 thermostat since I didn’t have a T1. Customer just wanted the thermostat to work as it should and be as simple as possible. System is now operating properly at this time. No charge due to new install.
