Performed preventative maintenance on a Lennox AC a system. Model number: 14HPX-030-230-21. Serial number: 1917B3135. Upon arrival the unit was on at the thermostat. Adjusted the thermostat so the AC would keep running. Went upstairs to the unit and watched it run. Turned the unit off by the switch. Opened the panels to the evaporator coil. Inspected the coil for any dust build up. Poured water into the condensate trap and watched it drain properly. Poured water into the condensate pump and watched it pump out properly. Checked all electrical connections to make sure they were properly secure. Checked the blower motor and fan for any dust build up. Landlord had wrong size filter. It should be a 16x25x4. Landlord will come back soon to replace the filter. Took an amp draw of the blower motor. Running within the manufacture’s specs. Placed the panels back in the unit and watched it run. Went outside to the condenser and watched it run. Checked the coils for any dirt build up. Removed the

Replaced Lennox 2 ton evaporator coil. Ran new drain line adapted to refrigerant lines. Pressure tested unit, then pulled down into a vacuum. After that I added the new refrigerant system is tested and operating properly at this time. Did a preventative on the air conditioner. Did a amp check on the fan motor and compressor both are in range of the name plate. Also made sure unit was draining properly by pouring water on the evaporator coil. Changed out filter. Performed a rooftop dryer vent cleaning. Dryer vent, duct, flex hose and lint trap are all clear of lint and debris at this time. Dryer is functioning properly at this time and exhaust flow is optimal. Recommend dryer vent cleaning every 1-2 years. Thank you for your business!

Completed Bradford white 40 gallon short gas hot water heater. Adapted to existing gas line, and plumbing. Bled air out of all water lines. Cycled and tested, water heater working properly at this time. Was unable to start with PM AC since system would not turn on. Bad thermostat was the cause, replaced thermostat with Honeywell T4. Had to replace section of condensate copper tubing due to leak. Also had to seal all air leaks on evaporator coil. Performed ac maintenance, system appears to be working properly and cooling but there is water coming from under coil box and seeping into top of furnace. Evaporator coil will need to be replaced and add new refrigerant. Customer wants to proceed with evaporator coil replacement. Customer prepaid for water heater and AC maintenance. Will schedule day with Landlord and tenant to return to do evaporator coil replacement.

Did a preventative maintenance on Lennox unit system is 7 years old in fair condition. Cleaned the flame sensor. Cleaned the burner box and blower motor housing. Did a amp check on the blower motor and inducer motor both met the furnace name plate. 16x25x1 filter. System is tested and operating properly at this time. Replaced Lennox evaporator coil. Pressure tested and charged with 410 refrigerant. Adapted to drain and line set. Did a Maintenance checked all electrical connections to make sure they were tight and secure. Made sure evaporator coil was draining properly. System tested and working properly at this point. Returned to complete the leak investigation to make sure the evaporator is the only place the unit is leaking. Thoroughly went through the heat pump to check for leaks. Found no leaks at the outdoor unit. Electronic leak detector went off on the inner side of the evaporator coil. To fix this issue we will need to replace the evaporator coil. Pump down the existing refrigerant and add additional if needed. Perform pressure test and pull a deep vacuum to 500 microns. Test system when completed evaporator coil itself is under manufacturer warranty. Collect balance due when repair is completed. We will contact the customer when coil comes in for repair time and date. System is operating properly at this time due to refrigerant added Tuesday this week. Customer showed us pictures oil in the condensation pump as well as the evaporator pan. I told customer this is a sign of a leak. I asked to make sure customer did not want to use the install company and he assured me that he does not. I performed a pressure analysis and I had a 0 subcool with a 60 superheat. I offered solutions and the customer went with my premium option. I added the refrigerant and did the tune up. We need to return to do a full leak search to make sure only the evaporator coil is leaking and not the heat pump as well. System took 4 lbs of 410A refrigerant which shows the system was low by 3/4 of the charge. Customer prepaid/paid for leak investigation, refrigerant added, a year maintenance agreement (fall 2022/spring2023) as well as today’s diagnostic. Also highly recommend a a whole house air purifier to help protect the system from bacteria and microbial growth seeing that the evaporator is in poor condition for only being 5 years old. Performed 2nd floor dryer vent cleaning from the inside using the brushes and nikro vacuum. Dryer vent , duct, flex hose and lint trap are all clear of lint and debris at this time. Dryer is functioning properly nd exhaust flow is optimal. Recommend dryer vent cleaning every 1-2 years. Customer was worried that the dryer wasn’t producing lint but I see no issues with the dryer or ventilation.

Installed 2 reme halo UV lights in attic air handler and basement air handler. Performed whole house duct cleaning on both systems. Hooked up high powered 240 volt hepa filter vacuum to return and supply side of both systems. Sealed all vents and individually went to each vent and blew high pressured air in sweeping motion through each vent towards hepa vacuum. Performed sanitation through both systems while system fan was running. Both systems are operating properly at this time.

Surveyed indoor air quality issues. Discovered the homeowner has (2) separate systems. Both are Trane pump systems. Discussed the benefits of air duct cleaning and also air purification Halo LED devices. Homeowner gave verbal authorization to schedule the duct cleaning and the installation of (2) air purification devices. Details are listed in estimates. Copy of each emailed to homeowner. N/C to survey. Filter sizes for homeowner reference are 20x20x1.

Performed preventative maintenance for air conditioning for the main house system and master bedroom system. Customer also had a concern with his child’s bedroom not getting air. Upon inspection I found the vents that are visible are false vents. The floor vent that is used for air was covered by an item in the bedroom. Removed the item from over the vent and showed the customer. Inspected all the electrical components. Confirmed proper high and low voltages. Tested the amp draw of the blower, compressor and fan motor. All were operating within the manufacturer specs. Tested the temperature split between the supply and return. System is operating at a 20° For main system and master bedroom system differential on a 77° day. Customer replaced the Merv 11 (16x25x5) air filters for both systems. Systems are operating properly at this time. House has 3 full systems in total.

Performed preventative maintenance for York heat pump. I observed the system starting normally. The amp draw for the blower motor is within normal range. All electrical components are intact and operating properly. heat coils seem to be in good condition. Blower wheel is clean. Drain line is free of any clogs. The condenser turned on for a couple of minutes then the system defaulted to EM heat. The condenser has a blinking code for low pressure. I connected my gauges and noticed that the system in heat mode goes into negative pressure then shuts off. I ran the system in ac mode and found that the refrigerant pressures were within normal range. This tells me that there is an restriction with the reversing valve. The homeowner contacted his realtor and is contacting the company that installed the system. The system is only 2 years old.
