Arrived early and finished the furnace check quickly.
No heat master bedroom/ back of the house system. Found broken ignitor. Replaced ignitor and system is heating at this time.
Performed cooling maintence checked all electrical, mechanical components, dusted electrical cabinets, cleared drain lines, chemical washed outdoor units. Found blower wheels to be dirty recommend pull and clean. Found no surge protection recommend on both outdoor units. Pulled and cleaned blower wheels. Both units are cooling at this time.
No cool. Found condensate pump burnt up due to clogged Beckett tubing. Removed clog, replaced pump and system is cooling at this time. Customer is going to continue putting bleach into pump to help clean out line. Customer used $50 off coupon.
Complete cooling pm check. Change filter, check drain and clean coil. Find system operating within manufacturer spec. No concern at this time. Suggest air purifier system to help improve air quality and prevent molding. Remove .5 lbs of charge out of system for proper subcooling.
Complete 1 system a/c repair and preventative maintenance check. Found furnace door not on correctly not allowing unit to turn on. Put door back on. Tested mechanical and electrical components. Installed hard start kit. System is cooling at this time.
Complete 4 system A/C repair and preventative maintenance check. Did not change the filter, check safety and operations. Find all 3 newer Lennox systems operating within manufacturer spec. The main system charge low and need to recharge. Suggest hard start kit for upstairs and main system ac unit. Find the basement system 19 years operating at this time. Recharge the main system to manufacturer spec. The customer does not want a hard start kit for system at this time. All 4 system operating at this time.
Sign 2 comfort control membership. Complete 2 system A/C repair and preventative maintenance check. Change filter, check drain and operations. Find an ac system operating within manufacturer spec. No concern at this time. Suggest hard start kit for cooling unit, suggest inline water protection for the system in the attic.
Complete 3 system A/C repair and preventative maintenance check.All 3 media filters are in good condition. (16x25x5) Found one of the upstairs systems did not have a secondary water safety. Found that all 3 outdoor units do not have compressor savers. Created quotes for those concerns. Tested all electrical and mechanical components and all readings are within range. All systems are functioning properly at this time.

Find system air distribution molded and duct dirty. Find disconnect box damage and cover not connected. Missing in-water protection. Low charge on downstairs system and weak capacitor. Give customer estimate for repair, safety and air quality improvement. Install 2 hard start kit, replace capacitor, recharge system to manufacturer spec, seal disconnect box for customer.
Complete 1 system A/C repair and preventative maintenance check. Replaced filter. The main switch in the condenser is burnt and worn. Recommend replacing the part. The motor controller in the condenser is running weak. 40mf controller running at 34.2. Blower controller should be upgraded. Ductwork is ripped in several areas and the system has early states of mold growth. Emailed options to the customer.
Complete 1 system A/C repair and preventative maintenance check. Replaced main damper motor and blower capacitor. The system is heating at this time and dampers are functioning normally. Applied previous service charge towards repair as promised.
Complete 1 system furnace repair and preventative maintenance check. Found bad variable speed inducer motor. Needed to replace with kit for new motor to work. Replaced inducer motor, control board, ignitor and all wiring (except for thermostat wire). The system is heating at this time.
Complete 1 system furnace repair and preventative maintenance check. Change filter, check operations and duct system. Find a 10-year-old system operating within manufacture specs, system undersize in the ductwork. The customer has a 3.5-ton cooling system that require 1400 CFM however ductwork only operating at 1000 CFM. Give customer estimate to replace return Plenum, supply Plenum and additional media filter on the outside of the system. Give customer estimate on an air purification system To help improve air quality, Prevent molding and help kill bacteria and viruses.
