1 system cool pm. Cleaned outdoor coil and checked all components. Systems filter needs to be change but I do not have one in stock. Removed filter to check pressures. System looks to be a little low on R22 and I also had to manually start outdoor fan motor. System 15 year old and recommend replacement. Dennis wants to try to get some money from home warranty company and then quotes on replacing system. Garrett scheduled for Monday 12-2
3 system cool pm. Cleaned outdoor units and checked all components. All electrical in good shape. Systems are cooling well at this time. All filters are clean. Discovered mold in main floor system. All 3 systems need duct cleaning and main level needs ultraviolet systems. Homeowner will call us when he has money after corona panic
Completed one system maintenance. Found blower wheel clean. Capacitor is low. Replaced under parts warranty. Cleared drain line. All safety switches working. Changed filter. Cleaned outdoor unit. Pressures are good. Capacitor and hard start kit working good. Needs surge protector for out door unit. System cooling at this time.
Completed 2 system maintenance found both units working properly clean blower wheels. Clean and working electrical components and connections. Outdoor systems have good pressures with working components. Cleared drain lines. Changed main floor filter. Left new filter for upstairs unit. Customer had complained that auxiliary heat constantly came on. Explained that it will come in when the temperature difference is 4 degrees or higher and that they should try to change the programming to accommodate the fact.
Completed one system tune up found early signs of mold in crawlspace. Needs UV inhibitor to clean air and kill any bacteria allergens and viruses in air that could cause harm to residents. Blower is clean filter is good. Pump is working. Outdoor unit has good pressures and working electrical components no signs of degradation on connections. System would benefit from compressor saver to take load off of compressor and allow it to live longer as well as a surge protector to protect any electrical components from failing during a power surge.
Completed 2 system maintenance found both systems in crawlspace working properly with clean blower and clean connections. Systems do not have any water safety attached and needs inline float switches to turn unit off in case of clogged drain lines to prevent flooding. Goodman system is missing p trap for the air handler which is needed for natural drainage. Outdoor systems are good with all working electrical components and good amps on compressors and fans. Both need compressor savers to allow compressors to live longer. Completed
Completed 4 system maintenance found all 3 furnaces downstairs over 20 years old with very dirty blower wheels and no water safety attached. Needs cleaning and inline float switches to improve air flow, relieve stress from motor, and protect furnace and house from any water damage. Systems also need UV inhibitor to clean the air and kill any bacteria, viruses, and allergens in the house. Master and basement system have failing capacitors that need to be replaced to avoid further damage to motor. Both Rhodes systems have over 20 year old condensers and evap coils that show prominent signs of leaking and run on r22 which is phased out. Both systems need to be replaced. Upstairs system is cooling well. Outdoor system does need compressor saver to allow longer lifespan and lower energy bills.

Outdoor systems running with out compressor saver or surge protection. Need both to ensure longer life of unit and drop in energy bills.

With systems running found both blowers clean. Outdoor systems with good pressures and working electrical components.

Needs inline float switch on the main drain line. Both filters are the clean left new filters for the upstairs system. Both outdoor systems have good electrical components. No signs of arcing or damage to connections. Pressures are good on both. Systems do need compressor saver and surge protector to better protect the system and increase life expectancy.
