No cool upstairs system. Tested system and found the following: evaporator coil is very rusty and corroded and likely to leak. System’s water safety is code compliant but has no backup overflow protection switch. Ductwork is not of r8 insulation rating and has a decent amount of efficiency loss. System is not cooling because Condenser fan motor has locked up and failed. Dual capacitor is weak as well (40/5 uf). Condenser coil is dirty. Replaced condenser fan motor and capacitor. Signed customer up for two system maintenance plan and completed cooling maintenance. Systems are cooling at this time. Thank you so much for your business today! It is greatly appreciated! Arrived on site to find pvc joint coming from outside of the house had come unglued and was dripping water down the wall. Nothing wrong with joint, customer said he would take care of it

A/c repair call for the upstairs system. Found bad control board. Found a weak blower capacitor (7.5uf). Found bad capacitor in the outdoor unit (35/5). The only reason the compressor is turning on is that it has a hard start kit. Breaker on the outdoor unit is going bad. Due to the age and condition of the system, recommend replacing equipment with more reliable, more efficient equipment with a good warranty. The system is now cooling at this time. Sending a comfort advisor out for a free quote in the morning.

Ac repair call. I arrived on-site to replace the evaporator coil for the upstairs system. I pumped the system down and removed the faulty evaporator coil and replaced it with a new aluminum coil. Brazed in a new unit and replaced filter dryer, pressure tested with nitrogen and pulled vacuum to <500 microns. I charged the system to manufacturer specs at 7degrees subcooling. The system is operating normally at this time. Replace evaporator coil under parts warranty.

Complete 1 system a/c repair and preventative maintenance check. Indoor; changed the filter and cleared drain line. Checked electrical connections, amp draw, and capacitor. Found the system has no water safety, and the gas sediment trap not up to code. All ductwork in the attic is also R6 and needs to be upgraded to R8 per code. Outdoor; cleaned condenser coils and checked refrigerant pressures. Checked electrical connections, amp draw, and capacitor. Recommend installing a compressor assist kit and surge protector to the outdoor unit. The unit is operating normally at this time.

Found the main floor to have dirty blower wheel recommend to pull and clean. Found dirty evaporator coil recommends cleaning. Found no water safety recommend adding a wet switch and back up water safety. Found upstairs system to have dirty blower wheel recommend to pull and clean. Upstairs system r22 from 1996 recommends a comfort advisor to come out and talk about replacement/update. Systems are operating and cooling to the best of ability at this time.
