1 system cool pm. Cleaned outdoor coil and checked all components. Indoor blower capacitor and outdoor capacitor have good readings, compressor saver has been installed and working well. Pressures look good and system has 20* split across the system, 70* in and 50* out. Ultraviolet system installed last year is still functioning properly. System could use a form of water safety to prevent flooding. System operation normal at this time. Did not want card on file for auto renew

Arrived on site to replace compressor under parts warranty, removed locked up compressor, replaced with new from factory, pressure tested with nitrogen and pulled vacuum to 500m. Charged to manufacture spec. Then preformed 2 system maintenance. Checked all electrical connections, amp draw and capacitance on all motors, cleaned outdoor condenser coils and checked refrigerant pressures on both units. Both systems are operating within manufacture spec at this time.

1 system cooling pm check complete. Changed filter. Installed union on drain line and cleared line. Tested mechanical and electrical components. Found blower capacitor to be weak (7.5 uf) recommend repair. System has no water safety whatsoever and is therefore not up to code, recommend adding water safety to protect ceiling from potential water damage. Found blower wheel to be dirty, recommend blower wheel cleaning along with duct cleaning. Found compressor pulling high amps and main electrical switch to have electrical pitting present. Chemically washed condenser coil. System is cooling at this time. Due to age and condition of system, recommend upgrading system to a more reliable and more efficient system.

Arrived on site to preform a two system maintenance. Inside; changed media filters (supplied by customer) cleared drain line and condensate pump, checked all electrical connections and amp draw. Outside; cleaned condenser coil, checked all electrical connections, amp draw and capacitance on all motors. Checked refrigerant levels. Both systems are operating within manufacture spec at this time.

1 system ac pm check complete. Changed filter. Cleared drain line. Added chlorine tablets to evaporator coil drain pan. Tested mechanical and electrical components. Found very rusty, corroded evaporator coil, likely to leak. Found dual capacitor leaking oil. System is old and runs on r22 refrigerant which has been phased out by the epa. Due to age and condition of system, recommend upgrading system to a more reliable and more efficient system. Replaced capacitor. System is cooling at this time.

Complete 2 cooling tune up inspection special. Find ruud 26 year old system operating but compressor in poor conditions and over amp and running hot with stress start up, parts air worn due to age. Find Heil system operating but have worn run winding. Both system operating at this time but no reliable. Suggest to upgrade both ac system.

Found downstairs system with very weak capacitor, recommend repair. Recommend hard start kit for both systems to reduce load on compressors. Replaced capacitor for downstairs system. Arrived on site to preform a 3 system maintenance, upstairs, replaced a bad 7.5uf capacitor, checked electrical connections and amp draw, cleared drain line and checked media filter. Main: installed a wet switch on the furnace, should have been done during install, cleared drain line and checked media filter, checked electrical connections, amp draw, and capacitance. Basement; checked electrical connections, amp draw, and capacitance. Cleared drain line and checked media filter. Recommend installing water safety and back up to prevent water damage. Outside, cleaned condensers, checked all electrical connections, amp draw and capacitance on all motors. Checked refrigerant levels on all systems, found basement unit low on refrigerant, scheduled for consultation to replace system.

Pressure drop of current filter is .33. Recommend pureairx electronic filter to reduce static pressure and provide improved air quality. System has no overflow protection, recommend adding on to serve as a backup to primary water safety switch and to help protect furnace from potential water damage. Tested mechanical and electrical components, found weak blower capacitor (5 uf) recommend repair. Tested refrigerant pressures and found them to be good. System has no surge protection, recommend adding on to protect equipment from power surges. Chemically washed condenser coil. System is cooling at this time.
