We got in touch with Navien tech-support and after submitting a warranty claim while testing the unit. It was determined that the heat exchanger is cracked and that is why water is leaking out even though the unit is not running, there should never be water dripping out of the condensate trap when the unit is not turned on. The unit is over 12 years old so it is outside of the manufacturers warranty also the manufacturer does not make that heat exchanger anymore. They have moved onto three generations past that model. There are no parts so the next step is to pull this unit and replace it with another tankless water heater I am sending over a quote. We install Naviens the same model in fact but the newer generation.
