Confirmed with customer that shower head was dripping water. Customer had attempted to replace cartridge but had the wrong cartridge. Performed diagnostic finding proper delta cartridge. Replace existing furnace. Includes transition of ducting as needed. Add Heat Pump to an existing ducted system. This work includes American Standard Condenser, pad, line set, electrical budget, and permit. Heat pumps operate in heating during the winter months and provide cooling in the summer months. Arrvied onsite per customer request of having us install a new furnace with a new heat pump. Upon arrival I talked with Maureen we discussed some possible options for either going with an AC or Heat Pump. Maureen elected to go the route of installing a heat pump. Provided pricing to replace the 20+ year old furnace and install a heat pump. Maureen accepted pricing. Let Maureen know that we would be ordering the material in. As soon as the material is in we would be calling her to get her on the schedule. Maureen paid half down at the time of service. October 20 2021 Arrived onsite to install customers heat pump and furnace, completed work as proposed. Tested AC was getting a supply

Confirmed with customer that water heater stopped producing hot water. Customer wanted to get heater replaced. Due too spacing had to install a 40 gallon so water heater would fit. Turned water and gas off to unit and drained water heater. Removed old water heater and installed earthquake straps on concrete wall. Installed new 40 gallon customer supplied water heater and filled tank. Turned gas back on and tested for leaks verifying no leaks on gas line to water heater. Set temperature to 120. Customer has two commercial water heaters serving the kitchen and apartments. The one on the left is currently leaking. There is also a leak on the 2-1/2 copper hot water supply pipe above both water heaters.

Took a look at the job from where they believe the original washer and dryer was originally located off of the kitchen crawled underneath and looked for the original pipes found that it appears the waste and water as well as part of the dryer vent is still there cannot tell what was done inside the wall because the drywall is covering everything this is an estimate to open everything up and stall valves and other parts of equipment that will be needed to move the washer and dryer to original location and kitchen. As well as cut remove and The waste and water piping in the bedroom that the washer and dryer are located in at this moment.

Arrived on site to perform work as proposed. Found the source of the leak in the downstairs apartment. Drain pipe in the cabinet is cracked right at a fitting. Below the cabinet, the fitting is about 3/4” above the slab. Offered pricing to cut out a section of the cabinet and the drywall in order to see how we can make the repair, customer declined and had maintenance cut it. After the cut, determined we would have to chip away at the concrete in order to reveal enough pipe to make a connection. Offered pricing to chip concrete as necessary and make the repair, customer accepted. Cut out the 45, chip the concrete until about an inch of pipe was exposed, used two mission bands, a pvc 45 and a section of pipe to make the repair and waited for glue to cure. Ran water at the sink and performed a drain down test to test for leaks and drainage. No leaks detected and sink is draining properly. Arrived on site per customer request a price for an AC unit or a heat pump. Upon arrival provided pricing to install a new heat pump. Customer excepted pricing to install a new American standard heat pump. Let customer know that we will order the material and once it has arrived we would contact them to get them on the schedule. HVAC Maintenance and Safety Inspection While I was here I performed the annual maintenance and safety inspection on both the HVAC system and the plumbing system. Began by going through my furnace inspection form. Tested the inlet gas pressure was reading 8.34WC. Flame sensor was pulling 2.2 µA. Blower was pulling 3.87A. Inducer was pulling 1.48A. Measured for my Delta T and got an air temp differential of 45°. Tested for carbon monoxide inside the home found none. Tested for gas leaks by the furnace & water heater found none. Arrived onsite customer has been having issues getting hot water to the fixtures quickly, she currently has a grundfos comfort series pump and manifold. Water heater is a rinnai tankless, with a mini electric storage tank. Pump was pulling 0.2 amps, water heater element was pulling 11.6 amps, these are both good, this tells me both are working correctly. Tankless water heater is working correctly also. Noticed that we were not getting hot water back to the rinnai, when we should have been. Cause of this would be a faulty manifold. Presented pricing to customer, customer approved work. Completed replacement of grundfos comfort series manifold. Confirmed that I was getting hot water to the sink within 20 seconds when originally I was only getting 120 degree water within 1 minute. Customer called about a leaking lavatory sink, a clogged dishwasher air gap, and a shower head leak. Upon arrival, found that the lav sink leak was from the pop up assembly pivot arm in the tailpiece. Customer had someone try to remove the pop up assembly and most likely didn’t tighten it all the way. Offered pricing to install a new air gap and discharge hose to the disposal and install owner supplied shower head. Customer accepted. Offered to remove the pop up free of charge. Removed pop up and reinstalled pivot rod. Tested for leaks, none detected. Removed shower head, found a gasket stuffed into the shower arm, removed it, reinstalled the shower head and tested. No leaks and shower head pressure now working as intended. Removed air gap, installed a new one with a new section of poly line to the disposal. Installed with new hose clamps. Turned dishwasher on rinse cycle to test for leaks, no leaks detected. Cleaned up work area and demonstrated new installs for the customer. Thank

Arrived and we entered unit 102 found inside cabinet wet there are no water supply lines in this area of cabinet. There is a drain line that service’s the upstairs unit. They need to give notice before entering this unit and will need to reschedule for us to come out and perform a leak diagnostic.

Arrived on site to look at water temperature issues. Water heater above deli had recently been providing 102 degree water. Outgoing water temp documented at 106 degrees F. With vent Damper in closed position. Removed control cover panel. Water heater set point temp 145 degrees F. AO Smith Aqua stat control displaying (reset status) fault code. Power cycled control, damper opened and water heater fired. Documented increases in water temp. After approx 15 minutes of run time. Temperature increased to 135 degrees F. Draft is good. Changed dip switch setting on vent damper control motor from (automatic operation) to (hold damper open) setting. Recirculation pump is working. Note: Power supply to water heater does not have a ground. Tank was satisfied at 136.5 degrees F. As we cycled it multiple times, the reason for leaving the damper in that mode is to determine if it’s a control board issue or a damper issue. Potential control board issue. Found a belly in a pipe approximately 10’ long on a building drain running north and south. Took videos with camera will send copy to customer electronically after flash drive is given to office.
