Arrived onsite to complete the customers kcm on their boiler. Inspected heat exchanger, found to be clean. Flame sensor was in poor condition, recommended replacement of flame sensor. Gas pressure was 10.75, inducer motor was pulling 0.27 amps, flame sensor was reading 22 micro amps dc. System has no visible leaks, system is operating correctly. Customers faucet has low pressure on hot side, and a leaking cold side shut off valve, customer approved replacement of both shut off valves. Pressure on hot side increased to normal pressures after this work was performed. Made customer aware that future memberships will require a dispatch fee on top to cover drive time. Arrived onsite to customers request of having their hvac system checked out as the air conditioning was not working. Presented Jill with pricing for diagnostics and dispatch fee for zone. Jill approved, Informed her that if it was something under warranty we would not charge. Turned on thermostat to cooling, blower motor kicked on for roughly 30 seconds. Outdoor unit never kicked on. Bypassed thermostat and jumped r, y, and g together to get the fan and outdoor unit to kick on, supply air temperature was 49 degrees, with a return air temperature of 70 degrees. Removed jumper wires and noticed an error code on thermostat stating wiring issue. Discovered a common wire at the thermostat that was not fully inserted into the slot for c. Stripped common wire back as it was not long enough, and reinserted into thermostat. Error went away and system functioned properly. Ran system for 30-40 minutes, found no issues. Amp draw on compressor was 6.8 amps, outdoor fan was pulling 0.81 amps. No nee

After installing the wet switch and turning power back on we discovered the unit running the fan. After two hours checking wiring and diagnostic work and confirming with tech support we have determined the control board is defective. The outdoor Y terminal disconnected will allow the system to run normal in heating mode but removes cooling entirely. Returned to complete the control board installation. Arrived onsite completed maintenance and safety inspection on the customers Buderus boiler. Pressure is steady at 13 psi which is good. No signs of leaks on the system, boiler is operating correctly in heating and domestic hot water mode, expansion tank is not failed. Flame sensor reads 3.0 micro amps dc, inducer motor is pulling the correct amount of amps. Gas pressure is right around 11 inches WC. Overall no need for repairs at this time, heat exchanger is clean, unit is operating correctly. Cleaned filter on customers ventilation system. Provided pricing for a portable air scrubber, provided pricing for a ductless mini split for the master bedroom. Arrived onsite customer has had their hvac system leak water from attic into the second floor. Issues present, drain pan under indoor unit is very small and is only underneath the ac coil. Issue number two no wet switch is present in drain pan, this would cut off power to the unit if water entered the drain pan. Issue number three current secondary drain pan is tied into the primary drain pan if primary drain backed up, secondary drain would back up as well. Issue four, current drain line has no strapping and is back graded shortly after leaving the unit. Recommend installing a larger drain pan 5ft by 36 inches in size, recommend adding two p traps one for each drain line. Recommend replacing section of primary drain line that is back graded. Recommend running a completely separate secondary drain line, securing primary and secondary drain line every 4 feet confirming that the drains have proper grade ( currently no strapping is present). Arrived onsite customer had informed me that she had a leak. Discovered that it was coming from the temperature and pressure relief valve as it had failed. And the dhw expansion tank had failed also. Presented pricing customer approved the pricing. Performed work. Discovered a small leak on the boiler expansion tank presented pricing customer approved, so I performed the work. After I swapped out those parts I filled the system up to 15 psi, turned power on to the boiler. And had the customer confirm that she had hot water, and had them give a call for heat. Customer informed me that she had hot water, and I watched as a call for heat on the heating side of things was performed. No error codes or failed attempts at a call for heat. Customer had a complaint of a leaky relief valve. Arrived onsite took a look at the issue discovered that the expansion tank had failed and the relief valve had failed also. This was causing the relief valve to constantly pour out water. Provided pricing to make the repairs. Customer approved so I began work. Removed and replaced both the relief valve and expansion tank after isolating and draining down the system. Opened up all valves and filled the system back to working pressure. Bled any air. Fired up the boiler checked that the DHW was working properly, checked all heating zones as well. Boiler was operating as should discovered that the boiler did not have an approved back flow prevention device, also noticed that the gauge on the top of the boiler had frozen in place, the fill valve to the boiler was not filling at the correct speed, provided pricing for these repairs, these are not required to make the repair for today but I would recommend these additional repairs to keep the

Arrived onsite to perform annual safety and maintenance inspection on customers Boiler. Did an inspection looking at all components, making sure all measurements were within the correct thresholds, and in good condition. After taking a look around I noticed that the condensate trap was cracked, provided pricing to replace it. Customer signed off so I did the work. This issue is fairly common in Buderus GB124 boilers.
