Performed safety and maintenance inspection. Checked all exposed water and waste lines. Checked temperature and function of all fixtures. Drained and flushed water heater. Found that the water pressure in the home was at 120 psi, well over the maximum desired pressure of 80 psi. Offered pricing to install a PRV and replace the expansion tank with a membership renewal. Customer accepted. Shut off water and drained system. Installed a new 3/4†PRV in the crawlspace onto the existing pex water line. Turned water back on and relieved air, no leaks. Adjusted the PRV to provide 70 psi to the home. Isolated water heater after shutting off power. Removed previous expansion tank and installed a new one. Previous expansion tank had failed and was completely water logged. Adjusted new expansion tank to be 70 psi. Turned on water, relieved air, tested for leaks, none detected.
