On arrival homeowner was concerned about the upstairs a/c not cooling. I checked refrigerant levels on the condenser and discovered that the charge was severely low. I recommend a leak search to find the source of the leak. I preformed a leak search on the evaporator coil and discovered that the source of the leak were multiple leaks on the evaporator that are in not repairable locations. We will send your claim to the home warranty company for approval on your repairs.
Customer had a complaint of damaged Sheetrock and a possible leak in the garage ceiling that was directly under a restroom upstairs. I could not find a leak initially no when I spoke with landmark, they informed me they wouldn’t cover cutting into the Sheetrock unless there was issue. The homeowner ok’d me to cut the Sheetrock and when I had the access hole there, I could not find an issue. I concluded the stains were from previous damage and there is no issue at this time with the commode.
Customer had me out because they could hear a weird noise in the upstairs bathroom. I got there and heard the noise myself. I was a semi-high pitch noise, it was not always the same note, and sometimes it was a short burst of noise sometimes it was longer. I could only hear it in the bathroom so I went into the attic above it and I was able to hear it there too. I followed the sound and as I got closer it grew louder so I know I was in the right direction. I followed it to the corner of the eve in the attic and I could go no further as I was already crawling on my stomach. There was no water or drain lines around there so I don’t think it is a plumbing issue. To me it sounded like an animal that was stuck somewhere but I have no way of knowing for sure. I found no further issues at this time.
Customer called us out for two issues. The first was a sink in the master bathroom that needed to pop up assembly fixed. The rod that goes into the drain was rusted and broken, and replacing the rod fixed the issue. The next issue was the when the dishwasher drained it would spray out of the air gap in the sink. I disconnected the line under the sink and cleaned out the air gap which solved that issue. I found no further issues at this time.
On arrival homeowner was concerned about water draining outside from the emergency drain pan. I inspected the primary and discovered that it was backed up. I recommend a ball valve to properly flush the primary drain line. I also preformed drain maintenance to help keep the drain from backing up. I recommend the homeowner to keep maintaining the drain to prevent the drain from backing up in the future.
I discovered a ruptured start capacitor on condenser unit. The capacitor was under manufacturer warranty. I installed new start capacitor and compressor saver kit. I tested operations everything is working properly at this time.
Customer had us out to give estimates to fix the shower. They had broken the cartridge while trying to remove it. I gave them he estimate and he did not want to do through with it if he could avoid it. So he tried one last time to force the cartridge out and he was successful. I found no further issues at this time.
Customer had us out because his toilet would not stop running. I immediately found it to be the fill valve that is the issue. I got approval from him to replace it so I did so. Now the toilet is working properly. I found no further issues at this time.
Customer bought a new washer and dryer but the installers said they needed the cold water valve replaced. We came out and I was able to unscrew the old corroded water valve and install a new brass valve. I turned the water back on and inspected for leaks, none were found. I found no further issues at this time.
On arrival homeowner was concerned about water in the drain pan. I inspected the primary and discovered that it was backed up. I flushed the primary drain line and removed blockage then tested by pouring a gallon of water. The system is working properly at this time.
On arrival homeowner was concerned about the condenser not engaging and making noises. I inspected the condenser and discovered that the capacitor was ruptured. Once i replaced the capacitor the system engaged. I recommend a hard start kit for the condenser to help the compressor and capacitor in the long run. The homeowner agreed to have both installed. I tested operations on the system. The system is working properly at this time.
On arrival homeowner was concerned about water coming out from the secondary drain line going outside. I inspected the primary drain line and discovered that it was clogged. I flushed the primary drain line and cleared the blockage. I recommended the homeowner to maintain the primary to prevent any blockage from happening again. The system is working properly at this time.
I discover the evaporator coil thermal expansion valve is stock causing a restriction on the refrigerant line. Also found the upstairs filter is dirty and needs to be replaced. We installed a new oem TXV valve and pulled a evacuation on the refrigerant lines to 500 microns. Release charge and tested operations everything is working properly at this time on the upstairs system.
Customer had us out because they had a toilet that was continuously running. I got there and found it was the fill valve that would not trigger the float to shut off the water, this happens when the fill valve gets old. I turned off the water, drained the tank, removed the old fill valve, installed the new one and turned the water back on. The toilet now fills properly and shuts off at the correct position. I then check over my work for leaks, which none were found. I cleaned up after myself and showed the customer what I did. I found no further issues at this time.
We performed a duct cleaning on all supply’s and returns. We cleaned both supply plenum and return plenum. We fogged the duct distribution system with a sanitation agent. We installed a Reme LED UV Air Purification System.
