Performed deep cleaning of coil using self-rinsing, alkaline-based cleaner. Applied EPA-registered biocide treatment to prevent future growth. Cleaned condensate drain line and installed P-trap to maintain proper drainage. Replaced contaminated air filter with MERV 11 pleated filter. Verified proper refrigerant charge and airflow. Today's service call involved a comprehensive evaluation of the HVAC system. Upon inspection, the return air temperature measured 73°F, while the supply air registered 53°F, yielding an acceptable 20°F temperature split. Return static pressure was 0.4 WC and supply static 0.3 WC, totaling 0.7 WC within normal range. I recommend replacing the air filter soon as it was nearing the end of its service life. The blower components and evaporator coil appeared clean. All capacitors, gas safety controls, flame sensor, and electrical components tested satisfactory with no abnormalities detected. In summary, this HVAC system is operating properly with no major deficiencies identified during this preventative maintenance visit.

The damaged section of the pipe was replaced, and an A/C check-up was performed. As a result, the air conditioning system is now functioning correctly and will cool the home during this season.
