Jake Kring. 07-05-2024. I arrived for a previous customer no cool call on a mini split in the book room in the back yard. The homeowner showed me the location of the system and how it’s not operating. I inspected the system and quickly found that there was a large wasp nest built on the electrical connections that send power to the indoor head unit. After I removed the debris on the wire I found the communication wire to be a little corroded and causing the system to not cycle on. I cleaned the connection and tried to dry off the wasp spray and tested the systems operation. Once the system cycled on i found the refrigerant pressure and temperature to be running at 15 deg superheat and the system to cycle on in high cooling mode quickly. After I reassembled the system I should the homeowner the issue and we spoke about trying to keep the wasp out of the outdoor unit. This system is running well at this time.

White/blue club two system maintenance. Joe(JC)R. 07/03/2024 Performed full system evaluation and safety inspection. I arrived to perform the customer’s annual AC maintenance on a 6 year old heat pump/air handler and 21 year old package unit. The customer didn’t have any questions and said that everything was running well. I washed out both of the condensers the checked the air handler which was running well and without any issues. I then checked the package unit. The package unit was cooling the downstairs area well but the condenser and blower capacitors were both weak. Other than that it was running with issues. The customer had decided to wait on the repairs. I the checked the heat pump and didn’t see any issues ad also replaced the filters for the customer.

06-28-2024. Jake Kring. I arrived for a new customer system not keeping up. I spoke with the homeowner and found that some rooms are not keeping up. He showed me the location of the system and I checked the systems options. I found the system to be clean and the indoor evaporator coil to be extremely rusted. I also found the duct work to be undersized for this 3 ton system. I found the refrigerant charge to be low and the system had a high superheat and a low subcooling for this system that is controlled by a TXV. I explained the cost of the refrigerant and the leak search with a possible repair or replacement of the leaking component and we decided to add refrigerant to the system to see how low it is and have a better judgment on what steps to take next. This system holds 7 pounds of R22 and I added 28 OZ of R22 and set the subcooling to 12.3 deg per manufacture specifications. I then rechecked the system and found the temperature drop across the evaporator coil to rise indicating th

27JUN2024 Jason Brown Arrived for previously discussed board replacement. Called Katie upon arrival per customer request. They let me into the guest house where I then accessed the air handler. After shutting power off to the equipment I replaced the Board with an OEM Replacement. Inspected wiring and verified no shorts then cycled cooling. Restored power to AC. Checked amps and pressures . Equipment is running at this time. Please allow the system to catch up over night before the home feels comfortable again. System is cooling at this time.

I arrived for a silver club membership summer tune up. I inspected the system in the attic and found the system to be running well but the evaporator coil is rusted and the system is whistling due to low duct work. I inspected and cleaned the condenser and found the system to have some issues. I found the capacitor to be weak under load and the wire was starting to melt and blacken. I also found the contactor to be black and caked up with soot. I showed this to the homeowner and explained what and how the parts keep the system working. I gave options on replacing just the components or to install a compressor savor kit to help keep the system running as best as possible. The homeowner will go over the system with his wife and decide on what they want to do with the system.
