Tightened kitchen sink faucet and reconnected it to the water lines…customer stated she fixed the water heater by resetting it. Faucet will need to be replaced soon because sprayer diverter is not working right and we can’t get parts for it.

Tech found under pinning in crawlspace. Home is a moble home, can not fix metal duct line. Recommended ESA, charged house call for todays visit.

Tech found thermostat satisfied at 66 and found unit operating properly. Customer complained that the den gets hotter than the rest of the house and was interested in purchasing a portable AC for backup. Tech informed them that the AC should be able to maintain the entire house. Tech found the den is the biggest room with a sliding glass door and a window causing more heat load. Tech inspected ductwork and found multiple leakages that are more obvious when cold air is moving through ducts. Tech also found no adjustable dampers and ductwork should be updated and adjustable dampers installed to balance airflow. Tech explained that a portable air conditioner unit can be installed to temporarily supplement that 1 room. Tech also explained system can freeze up with 67 degree return and recommends running thermostat no lower than 68. Customer will call if they want ductwork quote.

Upon arrival tech was informed there was standing water in the drain. Tech found system cut out on pan safety switch. Blew drain line out with nitrogen and brushed drain. Tech poured multiple bottles of water through in pan to make sure drain was cleared. Didn’t see anymore water going into secondary drain. System is back operational at this time.

Gabbym2147@icloud.com Tech found the Ecobee resetting after making a call for cooling. System only runs for 3-5 seconds and then shuts off. Condenser contactor did read 25ohms, no visual low voltage wire shorts were present, 3amp fuse was not blown, tech suspects the Ecobee is shorted/faulty. Tech removed the Ecobee thermostat and jumped out the Y the R, upon troubleshooting the system, 24v was lost and only 15v was present at the condenser. The airhandler has a mobile home style breaker which had voltage bouncing around, 247v to 192 to only 20v. Tech could not get the breaker to send constant 240v. Water was coming out of the breaker and tech noticed that the bottom of the airhandler cabinet was wet under the insulation. The filter that was removed was extremely dirty and part of the indoor coil was dirty as well, system is in need of maintenance. Tech informed the homeowner about the findings and recommended to have an electrician replace the mobile home style 60 amp breaker to furth

Upon arrival tech was informed system seemed like it was not cooling. Tech inspected both air handler and condenser. Pressures and sub cool were good. Air handler had a really high initial static pressure. Began inspecting return and found filter extremely dirty with sheet rock dust. Removed filter and static pressure dropped. Adjust fan speed from tap 2 to tap 3. Told homeowner to get new 14x30x1 filter and to give it a few days to see if that helped. Everything else with system was within specs.

Performed routine maintenance per energy savings agreement. Technician was unable to find any challenges while servicing equipment today. The system is heating and cooling properly and holding a delta t of 20 degrees. Customer concern - customer stated that when the heat was on, the downstairs portion of the home was very cold. They said they had to turn it up to 75 in order for it to feel warm downstairs. Technician examined supply temps to both the downstairs and upstairs. Technician found the supply temperatures to be identical. Technician discussed a couple of explanations with the customer for this. 1st is that heat will rise and with the vents being in the ceiling, warm air will tend to stay near the top part of the living space. 2nd is that their new equipment is 2 stage equipment. With the heat being set lower on the 2 stage equipment, the system is not using 100% power to keep the space warm. When they bump the heat up to 74-75, the system is then using full power to heat the
