Upon arrival homeowner stated breaker to condenser had tripped after a brief power outage. After further inspection tech found compressor terminals were blown. Field supervisor will be in contact with homeowner tomorrow. Pictures of unit are uploaded, charged a house call fee. System is currently down.
Upon arrival tenant stated no air coming from vents and a burnt smell was present. Tech found failed blower motor, got approval from homeowner. Also would like a field supervisor contact him on possible system replacement for both units. Gave bryce information and will be in contact with him Monday.
Performed ESA on three systems. All systems operating properly at this time, sent estimate regarding recommendations.
Tech washed and serviced unit and found no challenges at this time. Unit is up and cooling with a detla t of 23.
Tech cleared and flushed clogged drain line, reset float switch system is back cooling with 20 delta t. No charge per PSA
Tech performed ESA on two systems, tech found both condensers are rusted and corroded and tech informed customer of future issues with systems. Tech found no leaks at todays visit and aluminum evaporator coils are in excellent shape. Tech found no other issues at todays visit. Both systems are back on and operating properly at this time.
FOUND SYSTEM UNABLE TO COOL INTERMITTENTLY DUE TO CLOGGED DRAIN LINE CAUSING PRIMARY FLOAT SWITCH TO TRIP. CLEARED DRAIN LINE, ADDED 3/4” PVC UNION, AND TESTED DRAINAGE SEVERAL TIMES WITH NO FURTHER CHALLENGES. ADDED AC LEAK FREEZE PER OFFICE DUE TO PREVIOUS FINDING OF LEAK WITHIN EVAPORATOR COIL. ALSO ADDED JUST UNDER 6OZ OF R410A TO ACHIEVE PROPER SUB-COOLING. SYSTEM IS NOW OPERATING AND DRAINING PROPERLY. INDOOR TEMPERATURE DROPPED FROM 80 TO 76 DURING TODAYS VISIT. LEFT PROPERTY AS IT WAS WHEN TECH ARRIVED PER OFFICE.
-Customer states system not cooling to thermostat satisfaction. -Observed heat damage at capacitor wiring from contactor. Replaced burned jumper and connector. -Observed signs of arching on blades of pull out disconnect when removing. Verified 243V as appropriate to contactor. -Detected leak at air handler evaporator coil. Recharged system with 3 pounds R-410A refrigerant. Evaporator coil should be replaced. Informed office of findings. -Replaced 20x25x3” filter with 20x25x1 per customer request.
Upon arrival tech replaced warranty TXV in air handler for first and second floor zone. Pressure tested with nitrogen and soap bubbles at TXV with no leaks. Pulled vacuum on system and released charge. Added 3lbs and 8oz of R410A to get charge correct. System is back operational at this time.
Upon arrival tech began inspected second floor living room system and second and first floor zone system. Second floor for living and kitchen room had a failed dual run capacitor preventing the condenser from coming on as well a a dirt filter restricting air flow. Tech replaced capacitor and filter and system is back operational at this time. System for bedrooms on second floor and first floor also had a failed dual run capacitor and filters were dirty. Tech replaced capacitor and filters started system up and continued to give a 9 flash fault stating TXV stuck open or failed blower. Tech inspected blower to ensure there was sufficient airflow. Pressures were 127/247 with 1.6 SH and 2.8 SC indicating the TXV is stuck open. Estimate was emailed to homeowner for warranty TXV and wants to move forward with ordering.
Tech found 24v at Y and T1 but no voltage at T2. Tech bypassed T2 and sent T1 straight 2 the contactor. System was running properly. This is not bypassing pressure switches as pressure switches power from Y and are ran in series with T1. T2 is only used for defrost and time delay. Tech quoted defrost board. Disconnect spades were also broken off the handle and stuck inside the disconnect. Tech quoted replacing disconnect. Tech also found condenser coils are corroded from the salt air.
Tech had to remove molding and another tech to get new coil in the attic. Tech replaced coil, brazed with nitrogen, pressure tested, pulled a vacuum and adjusted charge. Tech verified proper operation. Tech put molding back up
