-Performed CMA Inspection on 6 split system heat pumps, 3 mini split system heat pumps, and 1 rooftop gas package system. -System 2: Fan motor amperage high. Extreme exposure to lint and heat from dryer exhaust. Efforts should be made to route dryer exhaust elsewhere. -System 9: Maintenance states there is no 3rd mini split air handler within hotel space. Suspect system may service elevator equipment. No access available for elevator equipment sub level. -Found all systems operating properly at this time.

Found a low voltage wire rubbed against the condenser coil and wire nut not fully making a good contact. AL approved repairs, tech closed and locked the building upon departure.

Tech arrived at 1:15. Tech waited until 2 per Monica for customer to unlock the door. Tech started with outdoor unit outside. It is an older Payne R22 heat pump condenser. Verified line and low voltage to outdoor unit. Capacitors are within specs. Outdoor fan and compressor both start when pressing contactor. Outdoor coil does show some fin deterioration due to age and corrosion. Tech found installer setup menu of new thermostat set to factory defaults. Tech set up system for heat pump. 10uf blower capacitor is reading 14% weak at 8.6uf. Tech recommends replacing. Swept leak detector on indoor coil. It is very rusty and dirty, but tech found no R22 refrigerant leaks. Tech collected for today’s work. Declined ESA today. Emailed quote for blower capacitor. Need to get customer system replacement quote due to age and condition. System is heating.

Performed PTU, homeowner invested in PSA. Upon arrival tech found water in auxiliary drain pan due to clogged drain line. Tech also found return in the bottom of air handler full of water. Tech vacuumed out water and unclogged drain line. Tech also found blower motor not grounded, tech grounded blower motor and is currently running properly. Tech also installed surge protector after homeowners approval. Recommended plasma air, wants to get it installed wants she discusses it with husband. Kenny only.

Tech found system running in cooling mode on arrival. Tech found condenser coil dirty which may have tripped high pressure earlier. Also found 7.5uf capacitor reading weak. If fan didn’t start due to low capacitor, it could also have tripped high pressure switch earlier. Tech also found water in float switch due to clogged drain. Float switch could have caused system to not cool. Tech recommends replacing fan capacitor, cleaning drain, and cleaning outdoor coil. Tech recommends CMA maintenance. Quoted $775.24 for service call, capacitor, and system cleaning tonight. Need to have office follow back up with details of CMA maintenance. Service history says we last touched this unit April 2020. Tech recommends cleaning system thoroughly with jet pack twice per year. No water access. System is back in the woods. Dirty environment.

Tech found low voltage fuse blown due to a shorted compressor contactor coil. Customer approved repair and housecall. Declined ESA. System back cooling.

Tech confirmed system is low on charge. System is a ComfortAire 3 headed mini split system. Had 130 psi of standing R410a pressure on system. Holds about 5 lbs. Tech couldn’t locate leak with electronic detector. Pressurized to 225 psi with nitrogen, but couldn’t locate leak with ultrasonic detector. Tech quoted $486 plus tax to perform vacuum isolation test on each of the 3 circuits. Customer declined. Wanted system just charged back up for now. Tech pulled vacuum for 10 minutes and added 4 lbs 14oz to system. System is back cooling for now. May want vacuum isolation test done at some point in the future.

Tech preformed CMA INSPECTION on 6 split systems and 2 mini split systems. Tech was unable to gain access to rooftop to preform inspection on gas pack unit due to faulty door. Hotel maintenance is aware. Tech left filters for hotel maintenance. Tech found dual run capacitor weak on system 3. Capacitor rated at 45/5 mfd, tested at 7.73/ 4.24 mfd. Approved to replace by Victoria Gallagher. Tech did find condenser units 1,2 and 3 extremely dirty and clogged with lint from dryer exhaust vent. This units is limiting the airflow over the coils causing high amps on the systems. Tech recommends cleaning condenser coils. Tech has attached estimates to invoice for coil cleanings. Tech also will have comfort specialist contact customer about receiving 2 full services a year. Systems 4,5 and 6 are operating correctly at this time. Mini splits are operating correctly at this time.
