Upon arrival tech performed Full CMA Service on 6 split heat pumps, 3 mini splits, and 1 Rooftop package unit. Only challenges found are CU #3 OD Fan motor is rated for 1.2amps and pulling 1.57amps, tech recommends replacing to avid down time. CU #1 OD Fan motor is rated for 2amps and is lulling 2.47amps, tech recommends replacing to avoid down time. CU #2 is not receiving line voltage to disconnect, checked voltage at main panel and break is operating correctly allowing voltage through. Tech suspects there is a poor connection or damaged connection at a splice somewhere between main panel and disconnect. All other systems are operating correctly at this time.
Emailed proposal. Customer is only at this home for 2 weeks out of the year. He wants a low end system installed. Explained what systems we carry and why we do not install low end systems. He is going with a cheaper route due to this being a vacation home.
24 year old R22 system. Found compressor terminals blown/system void of refrigerant. System needs to be replaced. Handed over to field supervisor.
Tech preformed CMA FULL SERVICE on 1 Split AC System. System is operating within specifications at this time. Only challenge tech found is in ductwork. The supply vent is located next to an exhaust fan, when the exhaust fan is on it is pulling all the cool air out just as it comes out of vent. Tech recommends adding 6 to 8 feet of ductwork to system so when air is discharged it will not automatically be pulled out when exhaust fan is running. Office will contact customer with pricing. Tech has attached SYSTEM PERFORMANCE REPORT to invoice along with pictures.
Upon arrival tech found system cooling and reading 99 degrees on thermostat but temperature probe was reading 101 degrees and wall mount shutter fan running. Checked initial pressures and temperatures, suction pressure was high due to high indoor temp. Delt T was off but also due to high indoor temp. Tech inspected condenser coil and found it to be dirty but has no water access to clean. Tech suspects wall fan mounted directly beside supply open is causing system to not lower indoor temp. Turned wall fan off in panel and indoor temp began to slowly drop. Fan is designed to come on if indoor temp gets above 80 degrees. Tech used brush to clean trap while waiting for indoor temperature to come down. Tech had thermostat for wall fan drop down low enough to turn breaker back on and fan was no longer running. Thermostat tech dropped to 96 degrees. Tech is unsure what cause fan to come on. Recommends returning with water pack filled at shop to clean condenser and rechecking system when indoo
TECH PERFORMED AND COMPLETED FILTER CHANGE. TECH WASHED AND PUT BACK ALL WASHABLE FILTERS. PICTURE ARE ATTACHED TO THIS INVOICE.
Upon arrival tech replaced blower motor capacitor inside air handler. Tech started system to ensure proper operation and found the condenser fan was not running. With approval from homeowner tech inspected condenser and found the outdoor fan was getting power but was not coming on indicating a failed condenser fan motor. Tech called homeowner and got approval to make repair. Started system back up and everything is operational at this time.
Tech found od fan and compressor trying to start but would not tech tested capacitor and found it failed. Tech informed customer on findings and options on either dual run universal capacitors with 2 year warranty or turbo with 5 year warranty. Customer appears turbo capacitor nice replaced system started up tech did notice strange noise internally in compressor tech checked amp draws and windings are green system is operating properly at this time.

LOCATED NON-REPAIRABLE LEAK WITHIN EVAPORATOR COILS. 12 YEAR OLD BUILDER GRADE SYSTEM WARRANTIES HAVE EXPIRED. CONDENSER FAN MOTOR SLIGHTLY OVER AMPING. COMPRESSOR SHOWING TYPICAL SIGNS OF WEAR. COSTLY REPAIRS NOT RECOMMENDED. HANDED OVER TO FIELD SUPERVISOR WILL CONTACT HOMEOWNER.
Tech performed esa, installed ez trap and plasma pure air after customer approval
-Performed CMA Inspection on 6 split system heat pumps, 3 mini split system heat pumps, and 1 rooftop gas package system. -System 2: Fan motor amperage high. Extreme exposure to lint and heat from dryer exhaust. Efforts should be made to route dryer exhaust elsewhere. -System 9: Maintenance states there is no 3rd mini split air handler within hotel space. Suspect system may service elevator equipment. No access available for elevator equipment sub level. -Found all systems operating properly at this time.
Found a low voltage wire rubbed against the condenser coil and wire nut not fully making a good contact. AL approved repairs, tech closed and locked the building upon departure.
Tech arrived at 1:15. Tech waited until 2 per Monica for customer to unlock the door. Tech started with outdoor unit outside. It is an older Payne R22 heat pump condenser. Verified line and low voltage to outdoor unit. Capacitors are within specs. Outdoor fan and compressor both start when pressing contactor. Outdoor coil does show some fin deterioration due to age and corrosion. Tech found installer setup menu of new thermostat set to factory defaults. Tech set up system for heat pump. 10uf blower capacitor is reading 14% weak at 8.6uf. Tech recommends replacing. Swept leak detector on indoor coil. It is very rusty and dirty, but tech found no R22 refrigerant leaks. Tech collected for today’s work. Declined ESA today. Emailed quote for blower capacitor. Need to get customer system replacement quote due to age and condition. System is heating.
Performed CMA filter change on 1 rooftop package system, 2 mini split systems, and 6 split systems. Replaced air filters for rooftop/office system. Cleaned reusable air filters on 2 mini split systems and 6 air handlers.
