I set all thermostats to 60 degrees in heat mode. I will send over an estimate to add a manual damper to the office duct. Keeping the thermostat lower will help but also this thermostat is influenced by outside air coming in the front doors due to where it’s located at.
Replaced the leaking high side 3/8 service valve for the #7 Aire-Flow 2018 air conditioner(located on left side of building), vacuumed system and added 6lbs of refrigerant. We completed a twelve system maintenance. We checked the amp draw on the blower motors and electric heat strips. We checked the blower motor capacitors and checked all safeties. Set all thermostats to heat mode and set temperature to 64 degrees. We confirmed proper sequence of operation. We did replace all 1” filters we could.We will need to order filters for the units with odd sizing. System are currently operating in heat mode. Just a reminder these units are electric heat only. This is is not as effective and efficient at heating the space like a correct heat pump would be. The systems will struggle in lower temperatures and will cause high energy consumption for this property.
Add common wire to air handlers and thermostats. - completed low voltage repairs and tested the systems. We also completed a leak search on unit 7. Leak was found at the high side service valve. The valve is leaking even when fully seated. We will email over recommendations for unit 7.
Completed single system maintenance. I replaced 1-16x25x1 filter. I checked all safeties and confirmed proper sequence of operation. I cleaned the flame sensor and igniter. I cleaned the blower and burner compartments. System is currently heating at manufacturers specifications.
This location has 12 unit’s total. Unit 1 is low on refrigerant charge and I recommend a leak search. Unit 2 needs the condenser coil cleaned and refrigerant charge checked after cleaning. Unit 3 heat is working ac charge is very low- need to check charge and perform a leak search Unit 4 heat is working ac charge is low- need to check charge and perform Unit 5 needs common wire added to the thermostat. System is heating and cooling. Outdoor coil is dirty and needs to be cleaned so we can check charge on a warmer day. Unit 6 needs common wire added to the thermostat. System is heating and cooling. This location has 12 unit’s total. I completed diagnostic on 4 of the 12 units. We will come back Monday to finish diagnostic and to complete the estimate for repairs.units 1,2,7&8 were tested today. Technician inspected furnace operations. Found that sounds of vibrating were intermittently being caused by air gap at furnace door and around filter rack. Filter rack was upside down allowing more air to bypass. Blower capacitor was slightly weak at 17 µF instead of 20 so along with reducing air leakage technician, replaced blower, capacitor. Furnace is operating very well. At times when the unit starts or stops there is a slight sound from the ductwork flexing however, this is not excessive.

Install new OEM furnace control board. After installation, technician tested system, operations, and unit is now operating properly. Technician left the old no good board with other parts up in the attic per customer request.
Bad furnace control board. Board powering gas valve continuously without ignition. Ordered new board from R.E. Michel lithia springs.
