Jeff did a great job explaining his findings. We weren’t looking for a bargain inspection, wanted an experienced professional to protect us making our largest investment. We were able to negotiate a number of his findings and saved at least $4500. The water heater was on it’s last leg and the HVAC system was original and the front system would not cool and will be replaced.

The flue pipe for this 2019 Noritz tankless water heater is incorrect. A flexible dryer vent duct was installed which is incorrect. We see this from time to time and leads me to believe that this water heater was not installed by a licensed plumber. We will recommend replacing with a proper flue by a licensed plumber. Upgraded, remolded home in San Diego. Garage slab has repairs made which could mean that the waste line was added or upgraded.
The gas meter has a lock on it from SDG&E at the time of the inspection. This prohibits an inspection on all gas fired appliances. We always recommend to the agent and client to verify that all utilities are on at the time of the inspection so we can inspect all systems within the property and no delay during their inspection period. 200 Amp main panel reveals that several breakers are too large for the wire size they service. This condition is incorrect but see often in main and sub panels. We would recommend a licensed electrician not a handy man to correct.
