Home inspection

Jeff’s findings helped us negotiate the cost of resurfacing the pool and replacing the original filter system. We have scheduled a mold inspection because of the moisture he found in the bathroom. Great work!

New construction inspection before final walk through with the builder reveals no air flow at a ceiling vent. This is why we always recommend inspections to be done on new construction homes. This condition is an easy fix but the buyer probably wouldn't of caught it during the builders final walk through. Please contact us to get more information about new construction inspections. A number of cracked, chipped or missing concrete roof tiles were found. There is a large tree and vegetation on the siding and roof. The gutters are full of debris and movement in the retaining wall was noted. Recommended safety glass was missing at several areas and an active shower leak was identified.

Condominium inspection. Balcony drain is clogged and no secondary drain is present. We recommend removing the debris and installing a secondary drain. Additionally we recommend contacting the HOA about cleaning the gutters.

Several missing or damaged screens and several windows with seal failure were noted. Two large picture windows in the living room were foggy an are in need of repair or replacement. Negative slope grading on the side of the house is forcing water to the foundation and should be corrected.

Single story home in Escondido. Performing a thermal scan on the water heater in the garage. Found a leak at the laundry sink and around the hall bathroom toilet while using the thermal camera. We use the best tools during our real estate inspections. Clients John and Robinson were glad we used these tools to help find the leaks.

Detached single family home inspection with concrete tile roof. Aerial photos revealed a number of slipped, cracked and missing tiles and decayed mortar joints at the chimney cap. We recommend repairing these items and the buyer will include these and other items in the "request for repairs".

Large home inspection with pool inspection on a large lot. Interior water heater drip pan did not have a drain pipe. If the water heater leaks this pan will overflow and water will enter the living space. We recommend having the drain pan piped to the exterior to prevent any flooding.

First time home buyer condo inspection. Beautiful home upgraded with master bedroom built ins. The fire rated entry door to the garage does not have a self closing device. We recommend repairs prior to closing as this is a safety issue. The majority of fires start in the garage and travel to living space when there a breaches in the firewall and self closing devices are modified or non operational.
