Testing moisture stain in the ceiling at a La Mesa home inspection. Ceiling was found to be dry at the time of the inspection.
Roof inspection reveals burnt and deteriorated ridge caps and excessive granular loss on the shingles.
Several driveway and patio trip hazards in this single family home. Exposed wires in the garage are a safety concern and a missing outlet cover. Bathroom exhaust fans are vented into the attic space should be vented to the exterior. A damaged exterior outlet requires replacement.
Older home with crawl space does not have vapor barrier or adequate ventilation. A large retaining wall is cracked in several location and repairs are recommended. Water heater is at the end of its useful life and was not installed properly. We recommend repairs by licensed contractors.
Dark stains on the underside of a rear patio cover may indicate the this roof is leaking. Due to no recent rain its difficult to determine an active leak. We used a moisture meter on the stains and they were dry. We will recommend further evaluation by a licensed roof contractor.
Older wood tilt up door was found to be damaged. This type of garage door is highly recommended for replacement to a newer modern garage door.
