Non standard height master bathroom shower door. that we recommend replacing.
Single family home inspection. The chimney has been closed off and this is a safety concern. The sealant at the roof penetrations is cracked and should be repaired and painted. There are several trip hazards that should be addressed and erosion that has occurred at the rear of the property could be a serious concern and I recommend evaluation by a qualified licensed contractor.
Chimney doesn’t have a spark screen and rain cap. Not having one was standard at the time of construction but today they are being installed. They help protect ambers from landing on the roof and help prevent rain water from entering the chimney. When not present we highly recommend installing.
Several rust stains and flaking was observed at the pool surface during the pool and spa inspection. This is a good indication that the pool surface is aged and resurfacing maybe needed. We would recommend further evaluation and getting a quote for resurfacing by a licensed pool contractor since this is a costly repair.
Home inspection found a number of exterior trip hazards at the rear retaining wall and a non distinguishable hearth at the fireplace. This is a safety hazard and should be corrected.
Several torn screens and a loose toilet. Elevated moisture was found under the bathroom sink. We recommend further evaluation to determine the extent of the damage.
Mini split systems are a great alternative for ones heating and cooling needs. We often seen them in a room addition, granny flat, smaller condo and they do a great job. We inspect SD.
Single family detached home inspection with pool. Pool is in need of pump repairs and resurfacing. The deck is cracked, light is not operational and pump is older and should be replaced.
Condo inspection found the hearth at the front of the family room fireplace is non-distinguishable from the surrounding floor tiles. Currently, hearth extensions in the front of factory built fireplaces are required to be distinguishable from the surrounding floor. The floor tiles were replaced and non-combustible, but was not distinguishable from the surrounding floor. This installation is not consistent with current building standards. We recommend necessary corrections by a qualified licensed contractor. A damper clamp is not installed at the family room fireplace damper door. A damper clamp is required to be installed at a damper door when there is a gas supply to the fireplace(s). This damper clamp help prevents the damper from closing all the way as a safety precaution. If the damper is closed, Carbon Monoxide gas could enter the living space easier which is undetectable. SD G&E now requires damper clamps at all fireplaces damper doors. Single family detached with granny flat inspection. Cracked sink in the granny flat, john found corrugated flex pipe and robinson inoperable GFCI. We recommend repairs and due to personal items we will recommend a final walk through prior to closing to view any hidden defects. The roof has a number of issues and we recommend a home warranty. Trees and vegetation touching a house could be problematic in several different ways. It’s a good highway for insects and rodents fro getting on and gaining entry into a home. It could also damage the siding, roof, and foundation. We highly recommended trimming back all trees and vegetation away from any property to help prevent unwanted issues. We inspect SD.
A number of issues with the extended deck we are recommending an full evaluation by a licensed qualified deck contractor. A number of outlets were not wired correctly and GFCI outlets did not operate correctly.
