Bruce our inspector put us at ease and answered all my annoying questions. As first time buyers we know now more about the house we are buying and can ask for some repairs to be made that Bruce called out in the report. Exposed wire found at a light in the bathroom . This is non standard and corrections are needed for safety.
The main electric service is in contact with tree branches at an El Cajon house. This condition could cause damage to the electric service and possible power outages. We recommend trimming the tree away from the service lines.
Condominium with garage. Seal failure at several windows and inoperable heating system. We recommend repair or replacement and quotes by a qualified licensed contractor prior to the end of the contingency period.
Dirty solar panels could reduce the performance of the system and not generate as much power as clean ones. Solar panels should be cleaned often as they get dusty and dirty and because we have such a lack of rain here in Southern California.
Fire wall breach in the garage is a major concern. Duct work from the furnace located in the garage is not fire rated and we recommend it be replaced prior to closing. Non fire rated ducts will allow a garage based fire to enter the living space. Additionally the door closing device is inadequate and must be repaired.
Roof, gutter and downspout are just some items we look at during out real estate inspection. Gutters and downspouts are a very important system for any home. Most builders in the San Diego and surrounding areas do not install them. We highly recommend having them installed on and home, detached garage, detached house, or structure that does not have them to help keep water away from the foundation.
