During today’s visit, performed inspection and maintenance on 19 systems across three buildings on the premises. Changed all filters. Upon inspection, there are several systems that need attention. Those systems include two in building A, three in building B, and two in building C. A building: The unit above locker 1214 outdoor unit has no high voltage at the service disconnect. Found the circuit breaker tripped. Reset the circuit breaker and the system goes into low pressure lockout. This indicates a leak in that system and a leak detection is recommended. Unit above locker 1062 outdoor unit needs a new contactor and high voltage Wires need to be cleaned and repaired. Further diagnosis of that system may be required after replacing the contactor and repairing the wiring. B building: unit above locker, 3023 outdoor unit, tripping breaker due to a hard short to ground in the red line voltage wire, coming from the breaker panel. Converting system to an electric heat pump system.

3 systems for downstairs labeled 1, 2, and 3. Same on roof. Units 1 and 3 are heat pump systems that were in recent years converted from natural gas systems. Both of the heat pump systems work. Unit 2 has not yet been converted to all electric system. Ryan is wanting an estimate to convert system from gas over to electric. Will email to Service for Comfort Advisor to quote. Building C had all 4 thermostats set to cool mode. I set all thermostats to 68 degrees in heat mode. The two units servicing the leftside(from main door) are heating. The unit above locker 2064 has a hard short in the low voltage with a blown fuse and is currently not operating, the thermostat is being powered only by the back up batteries. The other left side unit is not operating the heat pump in heat mode. There is a disconnect in the off position for a heat pump on the left side of the building that needs further diagnosis before restoring power to confirm safe operation of the unit. Building B has 4 systems all thermostats were set to cool mode. I set all thermostats to 68 in heat mode. None of the 4 units in this building are operating correctly. The front left units heat pump is making a noise and failing to start the compressor. I have that thermostat set on emergency heat and set down to 58 degrees. The front right unit is not getting 24v power to the thermostat. The two b

24v Single pole contactor installed on unit at rear of building. Performed leak search on system located near front of building. Leak found in the outdoor unit. Estimate for repair will be created and emailed for approval.. Estimate for solder repair was approved over the phone. So work was performed same day. Project will consist of soldering leak, pressure, testing system, pulling deep vacuum, and re-charging system with 15 pounds of 410 a refrigerant. System is now heating and cooling normally.

#1 Right side champion Heat pump/Air handler not working because of a shorted 3amp and system is completely out of refrigerant. I looked for a low voltage short but nothing was found. A electronic leak search is recommended to pinpoint refrigerant leak. #2 Left side champion Heat pump/Air handler is not working properly because of a shorted 3amp fuse and system also has a shorted 24v single pole contactor. Contactor replacement is recommended to further troubleshoot system. Pics uploaded Sending invoice and quotes to customer

Performed single system, heating maintenance on gas furnace. Replaced 16 x 25 x 1 filter. Treated condensate drain line. Inspected electrical connections and components. Cleaned flame sensor. Sanitizer used in return plenum. Operated furnace to inspect heat exchangers. System is running properly.

2018 Goodman Heat pump/air handler not working because system is low on refrigerant. Customer decided to approve the BETTER option with adding refrigerant and preforming a electronic leak search. Only leak I found was at the service valves (upon arrival there was no caps to be found). I added 3.5lbs of refrigerant and installed service caps to valves to prevent leaks. System is now working properly. 16x20x1, pics uploaded

Replace bad zone control panel with new Honeywell 3 zone heat pump system zone board. Checked operation and system operating properly.

Found outdoor unit was not getting sufficient power to the reversing valve. Checked low voltage wiring and found that wire was not connected in zone panel, reason it was disconnected is because reversing valve terminal on zone board has power in both heating and cooling modes. As of now, system is wired for cooling and is working properly. Will need to replace bad zone panel. Credit $98 towards repairs.

Complete single system cooling maintenance. Replaced 16x25x1 filter,checked all electrical components on indoor unit, cleared and treated drain line. Cleaned outdoor unit coil, checked all electrical components and checked charge. System is currently cooling at manufacturers specifications.
