Technician was on time, diagnosed the problem and had us up and cooling in no time.
Upstairs unit. Changed filter. Clean drain. Check all electronic components. Checked all safety switches. Clean flame sensor. furnace running as it should. Basement unit. Changed filter. clean drain. Checked amps on heat strip and blower motor. Both test fine. Checked all electron components. Basement unit working as it should. Main level unit. Change filter. Clean drain. Checked all electronic components. Checked all safety switches. Clean flame sensor. Furnace running as it should. Talk to customer about changing filter more often. Talk to the customer about there are 22 systems. Customer says it gonna let them run until they die. Two ACs are 06 models.
I arrived and discussed issue with customer. After longer run times the furnace would go into a high limit soft fault.I adjusted the gas pressure down slightly and adjusted the blower speed up for heat mode. If this issue comes back we will need to look into adding return air to the system. Customer will monitor the system. I discussed our maintenance plans with the customer while on site today.
Performed 1 Heat Pump system maintenance. Replaced 1-16x20x1 filter. Checked system operation and refrigerant levels. System is operating properly. Customer has filled out ACH form for membership.
I performed a two system heating maintenance. I replaced 1-16x25x1 filter, the media filter was still in good condition and will need to be replaced in cooling maintenance. I checked the amp draw on the blower motor and inducer motor. I cleaned the flame sensors and checked igniters. I checked safeties and confirmed proper sequence of operation. Systems are currently heating at manufacturers specifications. The upstairs thermostat is Going threw cheaper batteries faster then normal. There is nothing wrong with the system to cause this. The thermostat will need to be replaced but is currently operating. Customer is going to install their own non programmable thermostat.
Draft inducer assembly has come apart and froze. Can get part but will take about 5 days to get, highly recommend replacing furnace due to age of equipment. Will be sending estimates for both.
2000 Ruud Heat pump/air handler not working because of a shorted Transformer indicating a low voltage short. Customer decided to approve the BETTER option with transformer replacement and repairs. I found short at thermostat because wiring was incorrect(customer recently installed it). I made repairs and system is now working properly. 14x20x1, pics uploaded. Performed heating maintenance on single gas furnace. Replaced 16 x 25 x 1 filter. Removed and cleaned flame sensor. Inspected electrical connections and components. Tested blower capacitor. Used lemon scented sanitizer to clean surfaces/remove dust. Operating system to inspect heat exchangers. Tested furnace at thermostat after maintenance to ensure operation. Unit is heating properly.
2001 Rheem heat pump not working because of a shorted compressor. Due to age and system containing the phased out R-22, nothing can be done. 3 system PM 2nd visit- Checked heating operations of Main level 2017 Rheem 90% and Upstairs 2017 Rheem 80% furnaces. Customer will be changing the 2-16x25x5 filters(bring next visit), Checked capacitor outputs and amp drawls, Inspected heat exchangers, Checked delta T, triggered safety switches, Cleaned flame sensors, Cleaned burners, and cleared drain line. Checked operations of Basement 2020 Rheem heat pump/air handler. Replaced the 16x20x1 filter, Checked capacitor outputs and amp drawls, Checked refrigerant levels and auxiliary heat, Triggered safety switches and defrost mode, Checked delta T, and cleared drain line. Systems are operating properly at this time
Maintenance visit number 2 no charge this visit. Performed single system heating maintenance. Removed and cleaned flame sensor. Checked filter. It is good at this time. However, we will need to bring one for replacement on spring visit. 16 x 25 x 5. Inspected electrical connections and components. Tested thermostat to ensure proper operation. Inspected the heat exchanger. Wipe down surfaces and components. Check the outdoor unit electrical and remove leaves and debris from fan area. System is operating normally.

Dual fuel system for main floor, blower motor for furnace is going bad. Comes on sometimes and sometimes don’t. Will need a 1050rpm blower motor.
