1 system CCM- Checked heating operations of Duel fuel 2014 Rheem furnace and heat pump. Replaced 16x25x1 filter, Checked capacitor outputs and amp drawls, Checked refrigerant levels and auxiliary heat, Triggered safety switches and defrost mode, Checked delta T, and cleared drain line. System is operating properly at this time. Pics uploaded Also recommended a drain safety switch, new condensation pump and a carbon monoxide detector. Customer approved the BEST option with installing all 3, Has a 1yr warranty on parts
1 system CCM- Checked heating operations of 2005 Goodman furnace. Replaced 14x25x1 filter, Checked capacitor outputs and amp drawls, Inspected heat exchangers, Checked delta T, triggered safety switches, Cleaned flame sensor, Brushed burners, and cleared drain line. System is operating properly at this time. Pics uploaded Sending qoutes to replace corroded flu pipe, add gas steel pipe in furnace(gas flex entering furnace is not code and hazardous), and to add a carbon monoxide detector in home.
Performed 2 system heat maintenance cleaned flame sensor and pressure tubes tested all electrical components and connections tested auxiliary and thermostat functions all systems operating properly at this time replaced 16x20x5 and 16x25x5 filters
Performed a single system heat maintenance. Replaced 16 x 20 by one filter. Cleared and treated condensate drain lines. Inspected electrical connections and components. Inspected operations of outdoor unit including defrost cycle. System is operating normally.

2 system PM 2nd visit- Checked heating operations of Upstairs 2018 Ruud, and Main level 2018 Ruud furnaces. Replaced 16x25x1 and 16x25x5 filters, Checked capacitor outputs and amp drawls, Inspected heat exchangers, Checked delta T, triggered safety switches, Cleaned flame sensors, Brushed burners, and cleared drain line. Performed 3 system heating maintenance. 2 heat pumps and 1 natural gas furnace. Checked 2-16x20x6 and 1-20x25x5 media filters and they are still in good condition. Checked all components for air handlers, checked capacitor for heat pump. Checked heat pump operation. Cleaned flame sensor for gas furnace, checked blower amperage and heat exchanger. Both heat pump systems operating properly as well as natural gas furnace. No issues with systems at this time.
3 system CCM- Checked heating operations of Upstairs 2017 Goodman, Main level 2005 Lennox, and Basement 2005 Lennox furnaces. Replaced 3-16x25x1 filters, Checked capacitor outputs and amp drawls, Inspected heat exchangers, Checked delta T, triggered safety switches, Cleaned flame sensors, brushed burners, and cleared drain line. 2017 Trane AC working properly while on site, customer stated that when AC was turned on recently heat was coming from vents. This is indicating that the heat strips are shorting periodically. If problems return I would recommend replacing the heat strips(suppliers have none in stock at the moment). Pics uploaded, 20x20x1 Sending invoice and quote to email
I completed a one system heating maintenance. The media filter was still in good condition and will need to be replaced on the cooling maintenance.I checked the amp draw on the blower motor and inducer motor. I cleaned the flame sensor and igniter. I tested safeties and zone control operation. I confirmed proper sequence of operation. The system is currently heating at manufacturers specifications.
Performed 1 system maintenance. Replaced 1-16x25x5 media filter. Cleaned flame sensor, checked amp draw, inspected burner compartment. System is operating clean and properly.
Arrived and found coil temperature sensor unplugged. I plugged in the sensor and tested the defrost cycle. The unit is frozen solid and will take awhile to thaw out. The system is dual fuel and I have the thermostat set in emergency heat to operate the gas furnace until the outdoor unit melts. Customer signed arch form for monthly membership, the service call fee was waived for or customer becoming a member. I was only going to charge the service call fee because the unit is frozen, fee was waived. The office will call to set up the heating maintenance. I did not have time on this weekend to perform the maintenance and the heat pump needs to thaw out first.
Install new Lennox OEM defrost control board. I replaced oem defrost board. I also had to replace the transformer and finfound a short in the new thermostat,both were replaced under warranty. I tested the system, the system is now currently heating at manufacturers specifications.
Installed new 24v transformer for air handler and new thermostat, once installed unit immediately blew the new transformer. After checking wiring and everything, found that the defrost control board on outdoor unit was bad and shorting out the transformer. Will order new defrost control board, will also need to replace transformer again.
Upon arrival found system to be off, turned on heat at thermostat and nothing came on. Checked air handler in attic to find high voltage disconnect in off position therefore no power to air handler. Turned power on to air handler and system still non operational. Checked for low voltage power and did not have. Checked transformer and transformer is bad, the reason the transformer went bad is because the thermostat that is on the wall is not compatible with the system and caused the transformer to short out. Will need to install correct thermostat, replace transformer and add in-line fuse to help save transformer from blowing out. Customer may provide thermostat if they can get in time.
