Air Conditioner Maintenance package unit • Cleaned AC • Vacuumed debris from condenser • Wash condenser coil • Torque Schrader cores • Tightened king valves • Check for refrigerant leaks at service valves • Clean filter grill • Replaced filter • Condenser fan motor .7amps • Check contactor • Blower cap 20MFD • Blower 2.6amps • Inspect coil Capacitor 44.4/5mfd Out of 45/5mfd +or- 6% Compressor 5.5amps Recommend water filtration for better health, are product removes the bad minerals and leaves the good minerals (calcium and magnesium) but breaks it down for us to digest also keeping an eye on the dual run capacitor is starting to show signs of it losing charge once it hits 42.3mfd we will have to replace it.

Customer report no cooling Son had taken off cool door and condenser panel in an attempt to see if he could fix it himself but he could not figure it out Turned cool mode on thermostat, blower came on and condenser fan came on but no cooling. I hooked up my gauges and noticed refrigerant was not cycling, did and amp draw checked and noticed compressor was not pulling amps Checked system and found mfd on compressor side to be at 0 Diagnosis is failed capacitor. Replaced capacitor and unit came on including the compressor. Even with unit on I was still not getting any cooling, checked gauges and found it to be low on refrigerant. Informed customer she has an r22 system and that that refrigerant has been phased out as of January of this year Option 1: replace air conditioner Option 2: Put in leak seal and fill up with r22. This is not recommended as r22 is phased out so if leak seal does not fix unit and it leaks again there is ZERO warranty on fix.

Upon arrival the unit was off, turned unit on and condenser fan motor runs but no compressor. Find capacitor has failed on the hermetic side (compressor side). 45/5 reading 4.3/5. Recommended changing filter every 60-90 days depending on use. Told homeowner about maintenance program with discount on parts, labor and 24-7 service. Homeowner declined at this time. Registers reading 62 degrees with home at 85 degrees. Let unit run for approximately 20 minutes before leaving without issues. Unit cooling and functional upon departure.

Arrive and find capacitor has failed. Find contactor has been charred as well. Replaced capacitor and contactor. Checked amps on blower motor and compressor. Opened all registers in house to allow for maximum airflow. Changed homeowner provided filter. All registers have good airflow. Registers reading 60 degrees with 81 degrees inside home. Unit cooling and functional upon departure.

Upon Arrival found that the furnace blower motor was running but nothing was turned on at outdoor condenser, I found that dual capacitor was completely bulged out and there was no power on line side of contactor. I went circuit breaker and found it tripped, while turning breaker back on I found that it would trip right away, I tested compressor windings and found that it was grounded out internally. Due to age and the refrigerant factor being phased out this year Owner decided to replace 20 year old AC and Furnace (refer to estimate)

Upon arrival I found 25 year old fireplace that is completely not up to code, there was no gas valve and you turned gas on manually and light it with lighter. There are no safety shut offs or anything. Due to age of fireplace I informed homeowner that it is so old that we could not even get parts if we tried. He said he is just going to keep it off until he can get us back out to replace it. While there he wanted a free estimate on new water heater (refer to estimate)

Customer reports water heater not working and thinks pilot lite went out during windstorm. Wants to know if the wind out it out or if gas valve is bad. when I opened the door for the water heater closet I found water shooting out off water line feeding the swamp cooler. The pan was filled with water. Water was covering combustion air hold which cut of oxygen to the pilot lite and caused it not to work. Customer had Sierra air do swamp cooler startup. I fixed the water line where it connected to the valve on the water heater and ensured it was no longer leaking. Cleared the pan of all water and re lit pilot. Pilot came one, burners came on and unit ran for 10 minutes with no issues. Let customer know that it is likely the water line has been leaking ever since Sierra air came out for the swamp cooler start up. Lots of rust now exist along that bottom of the water heater and entire foundation is soaked as well as having some water underneath the house. I recommend customer leaves the

During estimate I had to go into the attic. Attic entrance has never been opened and was sealed shut with paint. I told customer that if I was to enter the attic that I would need to cut the paint around the edges to pop off and that I or the company was not liable for any damage that may be done while doing this or the condition of the lid after I was done. Customer agreed and had me move forward with going into the attic
