Maintenance and filters with replacement capacitor for first floor Spring and fall maintenance filters 2x a year and humidifiers in the fall. Repair first floor air conditioner
Seasonal maintenance on air conditioners and filters.
Replaced dual capacitor on outdoor unit. Cleaned unit and checked over.
Capacitor was bad on the fan side causing outdoor fan not to run. Once fan was running, motor was noises and bearings found to be failing. We replace just the capacitor and not the fan motor.
Seasonal maintenance on Daikin air conditioner and Aprilaire media filter. Sealed filter to furnace cabinet, calibrated thermostat temperature sensor.

. 1st floor system frozen up Due to dirty filter. Replace filter both 16x25x4 honey well filters. Adviced to leave system off for the day to allow ice to melt off system before turning back on.
Found boiler to be air locked. Bled out boiler and checked settings.

. Swapped out filter. Customer had sitting beside unit. Old one was dirty and due for replacement. Found outdoor fan motor not running due to bad capacitor. Replace capacitor with a turbo 200 universal capacitor.

3rd floor capacitor is weak. Family room unit low on refrigerant. 2nd floor contactor, dining room contactor, replace electric whip to garage outdoor unit, conduit has been cut and no longer water tight.
. Maintenance on A/C for 3rd floor. System in good working order. Did notice a little bit of mold build up on blower wheel do suggest either having fan pulled all the way out and clean. Or replacing wheel entirely. Also would be beneficial to have a UV light between coil and Blower in air handler. To help prevent more build up. Not enough to hurt the systems operation. Also Maintenance on Boiler, boiler is new but in good working order nothing to note for it. Also checked refrigerant levels on Mini split and Sprayed dirt and dust off.
