Met with home inspector. Went over work that needs to be done. Needs emailed quote
Found the thermostat was installed incorrectly also had a blown fuse in the air handler would ahead and replaced thermostat for t6 replaced blown fuse unit is working at this time work is being billed
Service agreement clean and check on a 14 year old package heat pump. Washed and waxed unit. Dug out drain trap it was clogged and covered up. Flushed out drain. Evaporator coil had very heavy biological growth on it. Cleaned coil with foam cleaner. Wiped out microbial growth in the blower section. Brushed out debris from electrical compartments. Tightened all electrical connections. 40/5 capacitor and start booster read good , it looks like they were changed recently. Checked refrigerant level. Checked all electrical and mechanical operations. Compressor at 80 megaohms, blower motor at 200 megaohms and condenser fan motor at 100 megaohms. Evaporator coil is rusty on the sides. Current 14 seer system is operating at 11.2 seer. Clients invested in a uv light air purification system to stop the microbial growth on the coil and in the blower compartment. Entered clients information in the system and put stickers on the unit.
