Customer called about 1 unit being completely down and another had leaked bad. The upstairs system has an electrical issue. I have 120 at 1 leg but 6 on the other. I advised the customer to contact an electrician to resolve the issue. The system that had leaked, had the coil frozen due to dirty filter. We changed the filter. That system was running and cooling properly when I arrived. 1 system down due to electrical issue.

Call the office to find out if this is just too clear condensation line, but found out it was also maintenance on two units. Maintenance on two units and cleared condensation line for master bedroom. However, condensation lines clear but the primary condensation line is not graded correctly and has water flowing back into the condensate pan, causing it to drain into the secondary pan. Gave homeowner estimate to correct the issue, but homeowner thinks that it may be under warranty from the last company that installed the units. Maintenance on two indoor units: Checked blower motor amperage, checked filters, checked, coils, cleared, condensation lines. Maintenance on two outdoor units: Checked contactors, checked, capacitors, checked fan amperage, checked, compressor amperage, checked pressure levels, sub cooling, and super heat. Unit farthest to the left is low on Freon. Will give estimate to homeowner also cleaned outdoor coils.

No heat. On arrival the system was turned on in heat mode and the condenser did not kick on. The thermostat was removed from the wall and the wires were jumpered and the system did kick on. The thermostat was then replace and the settings were adjusted to power the o during heating mode. It is possible that there was a wiring issue behind the thermostat or an intermittent thermostat issue. If the problem happens again it is recommended to replace the thermostat.
