Performed one system cooling maintenance. Furnace- Amana 2007 80% single stage/speed Coil- Carrier 2015 r-22 TXV field converted Condenser- Goodman 2006 R-22 14seer single Came across items that I brought to homeowners attention. No surge protection on hvac equipment, no SS1 in line float safety switch installed, weak 55/5mfd run capacitor, compressor drawing high starting amps and contractor pitted. Declined making any repairs today. Leaving for dinner, left observation sheet and emailing photos and repair estimates A and B

Heat performance tuneup times three systems. Changed out customer supplied filters. Inspect blowers, evaporators and ductwork. Checked all safety features how limited rollouts. Tighten the wire connections. Verified all thermostats are operating properly at this time. No carb monoxide or gas leak detected at home. Systems are 12 years old and are operating fine at this time. Although given the age of the systems they are prone to break down at the worst time. Recommendation is to start thinking about new equipment. I

AC performance tuneup times two systems. Filters are good at this time. Treat drain lines and flush with hot water. Inspect blowers, evaporators and ductwork. Check thermostats for proper operations. Check outdoor units. Refrigerant levels are good at this time. The system is R 22 the old refrigerant. Check capacitors and contactors. Given the age of the systems. There are 2006 models. Recommendation today is to change the larger unit.”

Performed a/c maintenance on 3 systems: main/Masterbedroom and zone bedroom system was consuming hi amperage on start up. Added start kits to Masterbedroom and main compressors. Drains are clear, replaced media filter on main system, provided by homeowner. Temperature splits, sub cooling, refrigerant levels, evaporator and condenser coils were clean. Blower and condenser fan motors were in range. Overall evaluation of system, they are operating fine.

Heat performance tuneup times two systems. Change out filters client supplied. Inspect blowers, evaporators and ductwork. Tested all safety features high limits and roll outs. Tightened all wire connections. Cleaned flame sensor and inducer ports. Check heat exchanger for cracks, found none. No carbon dioxide or gas leaks detected in home. Checked thermostats for proper operations. Removed dead batteries that were starting to corrode out of both thermostats.Thermostats are powered by the furnace and do not need batteries. System operating at manufacture specs at this time.

Completed maintenance check, Drains are clear, condenser coils were dirty, washed coils. Run capacitor/fan motor and compressor amps are in range. Recommended adding start assist to system. Everything else is good working order.

Completed maintenance check out, cleared drains, washed condenser coils,compressor amps on run was good but not on start up. Added hard start assist to both compressors to lower Lra amps. Refrigerant levels and changed out media filters, Temperature splits were great. Everything else is working fine.

AC performance tune up times three systems. Change. 103 filters that Tom supplied. Other two filters look new. Inspect blowers, evaporators and ductwork. Verified all primary drains are clear at this time. Checked Zone systems for proper operations. Test thermostats for proper operation. Check outdoor units. Added 1 lb r410a two main unit. We will monitor system to see if it needs more next year. If so we will give options. Test capacitors and contactors. Replace capacitor on master bedroom unit. Run capacitor comes with a five-year warranty. Washed condenser coils. Systems operating at manufacturer specs at this time.

Return today and found furnace not running. 24 volts was being distributed by the board to the gas valve. Quoting New furnace.
