Did a 1 system maintenance on a Lennox 4 ton system. Blew Drains, tested voltage, tested Delta T, checked charge and voltage and amps on outdoor components. Also washed condenser inside and out. Need new 20x25x4 filter. Ducts are really dirty. Left an estimate for a Duct cleaning. Collected $69
Performed ac maintenance. One 5 year old Lennox heat pump system cooling perfectly and draining condensation normally. Replaced air filter and washed condenser coil. System set back to normal temp.
AC performance tuneup times two systems. Don changes his on filters. They were changed March 1, 2024. Inspect blowers, evaporators and ductwork. Check outdoor units. Refrigerant level is good on both systems. Both systems are 2009 models. The downstairs has a bent blade on the condenser fan. It has a slight wobble to it. The upstairs run capacitor was burnt on the common side. I brought this to Don’s attention and recommended that we change that out. Wash condenser coils. I am leaving an estimate for a new 3 ton complete system. Also a fan and blower motor for the downstairs.
Completed with ac 3 on 2010,2023 and 2010 all gas horizontal in attic, 2023 cooling great at this time of check up, found 2 ton 2 zone 80% furnace inside a foam attic which it should be a 90% also found compresor start up amps a bit high and 2010 with 2 zone has a restricted evaporator coil with very high start up amps from compressor. Giving the option to do all preventative repairs, unit upgrade. Left options for repair and replacement. Customer is not interested on doing anything at this time.

It was reading below manufacturer recommendations specs. Took condenser apart to clean out the grass that collected between the hailguard and the coil.

Please send Sr. Tech to give an estimate for a new furnace One system no heat call. Found that blower motor is bad. Carrier furnace manufactured 2010 Model number 58CVA110-15120 Serial number 2810A14871 *******Located in garage, unit labeled as #2 I left the unit off at attic switch***** Homeowner knows that blower motor is $3800.00 and out of warranty. Recommended replacing with new furnace w/10 years warranty

Zac Preformed maintenance with all proper checks and cleanings all readings are within range. systems are clean and working properly at this time.
On arrival found the system to be working properly at this time. Found some growth in the air handler. The reunion ducts are slightly dirty and could be cleaned. The capacitor for the outdoor condenser is low and out of manufacturing specifications. I noted the readings and the customer is going to monitor it for now.
On arrival found the blower motor to be defective. The evaporator coil was frozen over and there are now micro leaks present in the system. Homeowner will discuss this with her son and get back to me tommorow.
One system checked up on a 8 year old trane unit. Filter changed and units checked. System was 1lb low on freon and 410 was added. Also suggest the drain lines be addressed and hard start added to the outdoor unit. Customer needs invoice mailed to her.
