2 system maintenance, 2023,2016, new install we did, blower amps are good, cleared pressure tube on both units and checked flame sensors as well, changed both filters provided by homeowner. Amps on 2016 are slightly high and wear and tear on flame sensor and HSI, recommended changing.
Replacement of Fan Guards and Tops - Replaced fan guards and tops to both units. Both units were running when I left the property.
Customer complained about system not cooling properly. I saw that the outside unit was missing armaflex insulation, and low voltage had a splice covered by electrical tape and not covered by any conduit. The inside had a lot of water underneath the unit. It appeared to me that the coil had frozen over and thawed out. The filter was dirty and had water on it. I changed the filter, put some makeshift insulation over the suction line, and cycled power off and back on. The pressures showed that the unit was also overcharged. I got it down to a 10 degree sub cool. System is running properly. Had a 4 degree temperature drop upon leaving.
System not cooling due to system being extremely low on refrigerant. 12psi. Did leak search and it it leaking inside of the air handlers evaporator coil. Jon repairable. System has also been charge with mo99.
Completed with no cool on a 2010 Goodman 2 ton heat pump horizontal in attic for left side of home. Found condenser not coming on due to a bad dual run capacitor, after installing a new capacitor found unit low on 410A with compresor start up amps very high. Gave customer the option do all preventative, minimum repairs or complete unit upgrade. Customer opted to replace capacitor and I added 2 pounds of refrigerant. Customer requested pricing for replacement as well.
AC performance tuneup times two systems. Changed out filters client supplied. Inspect blowers, evaporators, and ductwork. Air conditioners passed all inspection test. Helen stated she still having dust issues in the home. I am leaving an estimate to pull all registers and silicone the boots to the sheet rock.
Completed with duct cleaning estimate on 2 Lennox gas horizontal in attic about 7 years old. Found very dusty ducts, inside plenums very dusty along with blower motors, no float switches and rusted secondary drain pans. Gave the option to take care of all recommendations. Customer is not ready to do anything at this time.
Returned to install polarized media air cleaner. Installed rails to keep the filter steady.

Zac Preformed 2 system maintenance with all proper checks and cleanings. all readings are within range. systems are clean and working properly at this time.
Completed Post insult inspection everything is working properly and will pass code please see pictures attached we had also left hose and light picked that up as well and put back on new return grill
Performed two system cooling maintenance. The main system that services the west of the home is not cooling properly due to a refrigerant leak at the indoor coil. Equipment not registered, out of warranty. Homeowner elected to get system replacement options instead of replacing the coil only. Money used today can be applied towards system replacement, will also install the start assist for the opposite unit as well if we move forward with replacement. Left estimate sheet with homeowner with financing options for 0%/60months and 6.99%/120months
Performed heat PM. Changed filter ,,checked blower motor and inducer, cleaned flame sensor and observed in heat mode to verify everything is venting and working properly and checked for co2 leaks .
Completed diagnosis, found system low on 410A not cooling. Performed electronic leak search, evaporator coil is leaking refrigerant. Possible part warranty.
