Came out for 1 system fall maintenance. Upon arrival went to roof access changed all 4 filters 20x25x2. Blower cap for condenser fan motor is out of tolerance and needs replacement of 10mfd cap. System is operating at this time. Thank you for your time in this matter.

Found drainline clogged, cleared, made adjustments to secondary line (per code), installed float switch (per code). Insulated primary drainline per code. No further issues.
Duct cleaning Clean all ductwork and treat with antimicrobial fog.
Performed spring inspection. Drain line is clear at this time. Drain pan bottom is completely clear. Top has only slight wear, functioning 100% at this time.
Spring maintenance for the Johnson family, McKinney
Verified restriction by checking operating pressures. Pump down refrigerant into condensing unit and evacuated line set where repairs were needed. Replaced TXV, piston, and Bi-Flow filter drier. Pressure tested with nitrogen and bubble leak checked work areas. Vacuumed system to required levels. Ran system and checked refrigerant level. Unit is operating correctly at this time.
Performed a one One system AC cooling tuneup
Arrived on location customer present. Replaced flue pipe, cap and rain guard on both furnaces from the roof. Fixed flue pipes to proper angle inside attic for both units. Replaced drain pan 30 x 30 on smaller unit/master bedroom unit. Installed pan float switch on both units. Installed T6 thermostat for master bedroom unit to regular type. Replaced 3 filters; 20x30x1, 20x20x1, and 20x20x1. Units are properly working at this time.
