This estimate is going to be provided for the downstairs system The downstairs system has an evaporator coil leak. Will be using existing supply boxes return boxes, filtration box hanging kit. Outside unit will be using the existing concrete pad, disconnect and whip. One additional work will be happening Installing 12”inch return on the upstairs floor. The price we’re giving is a cash price for the customer.
Arrived at location, customer complained the downstairs ac was not keeping up. Checked refrigerant pressures and found them to be low. Checked for leaks in the evaporator coil and found leak in the front of evaporator coil video included in invoice. Found unit pitch to be off. Unit will need to be properly leveled to avoid drainage issues. Drain pan is rusting out. Drain on need to be replaced to prevent water coming through the ceiling in the event of a clogged drain line. There is not enough return air on the downstairs unit causing stress on the components. Noticed primary and secondary drain lines are loose and will need to be tightened when we do the repair ( drain lines built by adon). Created estimate for coil replacement as well as a new drain pan, and additional return. Unit turned off at attic switch for now. Spoke with Jessie who is going to call the customer around 2-2:30 for discussion about unit replacement.
Installed warranty thermostat and assisted in hooking the thermostat to Trane home and removing the old thermostat. System is fully operational.
I performed a 2 system heating maintenance. Systems are gas. I checked amps, capacitors, filters, electrical, cleanliness, drains, duct work, and safeties. Systems are both heating but I have some concerns with the downstairs system. Recommended repairs Downstairs 1. Blower wheel has dust build up. This causes the motor to have to work harder to perform its job. 2. The control board has hot spots at some of the resistors. This has caused burning on the board and may short out. 3. Emergency drain pan has rusting on the bottom side of the pan. This means the pan is compromised and may leak on the attic floor. 4. System does not have enough return. This is putting additional wear on the evaporator coil, heat exchanger, blower motor, and compressor. This will cause a major issue to happen sooner. Both systems 5. I recommend drain treatment to prepare the drain for cooling season. Deposits become hardened through the heating months. This results in clogged drain lines.
