1. Visually inspected condenser coil for debris/ dirty. 2. Inspected condenser fan motor. 3. Inspected condenser fan blades. 4. Inspected/ cleaned wiring connections. 5. Tested compressor/ condenser fan motor capacitor. 6. Checked compressor amp draw. 7. Checked condenser fan motor amp draw. 8. Inspected / replaced return filter. 9. Inspected return plenum for debris/ dirty. 10. Inspected evaporator coil. 11. Inspected blower motor/ blower wheel. 12. Checked blower amp draw. 13. Measured temperature differential from supply to return. 20 degrees measured on all units 14. Inspected drain lines and treated to prevent blockages 15. rinsed condenser unit to promote heat exchange. Noticed extremely dirty matted coils on the two units on right side of house. All drain lines were loose and one was leaking from secondary line. Addressed all of the drain lines as it was an install problem. Homeowner state the downstairs unit wasn’t cooling,, Found an active notification at the thermostat (184 .07),, outdoor unit not communicating,,we reset the outdoor unit , unit came on normally, notifications disappeared,, checked compressor/ condenser fan motor amp draw, measured temperature differential in cooling mode, tested OK, inspected return plenum, blower motor, noticed all systems don’t have any water safety switches, but biggest concern is that the downstairs/ upstairs condenser units are extremely dirty, can’t see the fins,, highly recommended a deep cleaning,, compressor is running under so much stress,it might go out at any time due to overheating,,( units are not breathing properly). Will send estimates for recommendations,, 3rd unit on the east side of the house is not as dirty as the other 2, but still needs to be washed.

Repaired the flu pipe for the main unit and finished performing the maintenance. I checked amps, electrical, washed mini split, and safeties. Systems are heating to manufacture specifications.

Performed maintenance on 2 of the 4 systems. The office unit was in a lock out involving the outdoor unit. I rebooted the condenser only and the code cleared. The system is now operational and we will monitor it from the office. There is another system having an issue and it involves the integrity of the flue pipe. We need to return to address to make minor repairs to flue pipe. The only systems needing maintenance are the mini split and the system that is shut down.
