Performed a 2 ( commercial)system spring maintenance ( ac/electric heat ). Tasks performed. 1. Visually inspected condenser coil for debris/ dirty. 2. Inspected condenser fan motor. 3. Inspected condenser fan blades. 4. Inspected/ cleaned wiring connections 5. Checked refrigerant pressures. 6. Checked compressor amp draw. 7. Checked condenser fan motor amp draw. 8. Inspected / replaced return filter,,, filters on #2 unit are dirty, they need to be replaced. 9. Inspected return plenum for debris/ dirty. 10. Inspected evaporator coil. 11. Inspected blower motor/ blower wheel/belts,,,, belt on #2 unit is damaged and blower motor is shaking, belt needs to be replaced and the motor needs to be adjusted. 12. Checked blower amp draw. 13. Measured temperature differential . 14. Inspected drain lines,,there are no drain lines ,,drain lines were capped,, they need a drain line to drain condensation water properly.
Commercial AC repair. Found system tripped by float switch and air handler. Found drain line from unit to drain going down the wall sagging and collecting water. Put a strap and pulled drain line straight and flushed with water. Unit is operational and cooling at this time
