Arrived on site and was shown reach in freezer not keeping temp. Stated it rises up to 50 degrees then pulled down and has been maintaining since. Found some ice on evap coil. Deiced quickly as this ice wouldn't be defrosted by the heaters. Exposed condenser coil to find blanket of lint. Brushed clear and ensured good airflow. System was struggling due to lack of airflow through condenser. Watched system pull down after having doors open for several minutes. System went through defrost cycle then began to cool from 50 degrees to 0 in several minutes. All work is complete.
Arrived and found water all over floor. Coffin case cooler leaking water. Found pan half full but water leakimg from lineset penetration and electrical junction box. Exposed evap to find pan full from clog. Used shop vac to clear clog and confirmed drainage. Resealed these penetrations and assembled system. Recommend customer restart unit in the morning to allow all electrical to dry out.
Above ground package heat pump on manufactured home in crawl space new electrical from panel
Arrived on site and found ice machine about to harvest. Bin nearly full and all ice very thin poor quality ice. Watched harvest to find small amount of ice drop while the rest stayed in evaporator section. Ice not formed enough to open flapper to drop. Forced harvest to remove remaining ice from plate. Inspection through unit found evaporator plate dirty, distribution head crusted with scale, and pan loaded with scale. Began to run descaling cycle on system before full breakdown of all water components. Descaled and removed all foreign material from all water components outside of system including plastic tab found in sump. Rinsed and reassembled for sanitizing cycle on system. Finished cycle. Watched system produce ice. Machine began to harvest to quickly and produced thin ice. Found ice adjustment setting on lowest mark. Adjusted and retested. System still produced thin ice. Found water to be dripping consistently from side of water trough. Water pan losing water to point of tripping
Cooling maintenance performed on split cooling system. Checked electrical and mechanical components, recorded refrigerant readings, and measured temperature split. System has a slight refrigerant restriction past the metering device and is impacting cooling efficiency at normal heat loads and overheating the compressor. Also noted very weak fan motor capacitor, worn motor, melted disconnect, faulty contactor and overheating compressor. Created estimates for repairs but, due to age and condition, recommend comfort consultation for replacement.
Arrived on site to perform cooling maintenance on 17 year old Trane package unit running on R22 refrigerant. Upon arrival customer stated there are warm spots in the home. I checked the supply temp of the vents in the areas of concern. Found the hallway vent had almost no airflow with a supply temp of 91. Also noted that out of the two vents in the living room, one had a supply temp of 65 and the other was reading 70. Built quote for ductwork evaluation. I then checked filter and set thermostat into cooling. I went to roof and checked electrical connections, capacitor readings, amp draws, refrigerant levels, and indoor coil. Found compressor was over amping. Built quote to replace compressor and refrigerant. Highly recommend full system replacement over repairs due to the age and condition of the system, as well as the type of refrigerant that it uses. Unit is currently cooling. All work is complete
Arrived on site to perform cooling maintenance on newer install Lennox package unit. Upon arrival, the cleaner said she has been running it all day but it would not go below 81 degrees in the home. I checked the filters and set the thermostat into cooling. I went to the unit and checked indoor coil, blower assembly, electrical connections, capacitor readings, temperature split, refrigerant levels, and amp draws. No issues were found. I then went inside and checked the supply temp of 4 different vents. Found they were pushing out about the same temperature as the all the other supply vents. Explained to contact that it is about 105 degrees outside and manufactured homes don’t have the best insulation. It is going to work harder to get it cooler as the temperature outside increases. No issues were found during this maintenance. Unit is cooling properly at this time. All work is complete
CFM has a wobble and even though it’s amps are within specifications, it is on the higher side. Recommended replacement before full failure to avoid interruption in performance. Customer approved. Replaced CFM and matching capacitor. Tested operation and confirmed unit is cooling properly. Also sprayed off condenser coil with water. All work is complete
Replace Ac Furnace and coil on manufactured home install high stand for outdoor condenser
Install high-efficiency package system on manufactured home. Includes all ductwork modifications, in this case we are adding a return air to the living room and to the utility room. Customer requested the return air be installed Highwall. Customer will enclose cabinet space. Customer would like to keep existing evaporative cooler and barometric damper installed. **Customer would like to keep existing equipment.** Reconnect to existing electrical and install new disconnect. Set equipment on weatherproof pad. Includes county require permit. 10 year parts and 10 year labor warranty. VIP plan included. VIP plan discount applied. Next day available install discount applied.
Upon arrival homeowner informed unit wasn’t keeping up and sometimes the indoor fan would continue to run after the outdoor unit turned off. After inspection I found the compressor sometimes turns on and sometimes it doesn’t. Recommend replacing unit due to systems age, r-22 refrigerant, and cost of repairs.
Arrived on site to inspect older trane/Intertherm unit making a noise. Upon arrival the customer explained the noise is only happening intermittently. I was unable to reproduce the issue on todays visit, so I performed a full maintenance on the system. I checked the temperature split, amp draws, coils, electrical connections, capacitors, and refrigerant levels. Found CFM has slight wobble while running. Also found unit to be slightly low on charge. Unit is running on R22 so I built quote for conversion. I highly recommend replacement over repairs due to the age of the system, and the type of refrigerant. No other issues were found at this time. All work is complete
Spring maintenance performed on Lennox RTU heat pump. Checked electrical and mechanical components, recorded refrigerant readings, and measured temperature split. Found burnt common wire from capacitor caused by faulty connection; corrected this issue and found no other discrepancies at the unit. Attempted to rinse the outdoor coil but found water leaking from inside the wall behind the water spigot. Informed the homeowner of findings and set system back off at thermostat. Maintenence is completed.
Spring maintenance performed on York heat pump RTU. Checked electrical and mechanical components, recorded refrigerant readings, and measured temperature split. Found loose line wiring to the contactor; tightened up wiring and tested operation again. No other discrepancies noted and maintenance is completed.
