Arrived, inspected system at Residence 02. Found that the contractor was pitted and an insect had died and become stuck within the contacts. This likely caused poor connection and over amping, especially during hot times of the day. Changed contactor in unit and cleaned electrical cabinet of dust and debris. System now operates with normal amperage. While running system, noted low side pressure initially seemed to indicate low airflow, but observing indoor conditions reveals airflow is good, but system is running under low load condition and near freezing as a result. Advised to keep temperatures slightly higher indoors to avoid freezing. System operational at the end of service.

Arrived on site and checked in with Ranger Randy who escorted me to the unit. Performed leak search and found several leaks in the evaporator coil. Showed Rett my finding who came on site while I was inspecting. Went to the condenser and checked system charge. Found the metering device is restricted. Checked electrical connections, capacitors, contactor and general inspection of the unit. Explained to Rett that with the age, condition and system using r22 it’s highly recommended replacing the unit over repairs. Submitted a quote for necessary repairs and a referral form. Charged customer all labor time portal to portal. Rett.

House #1- replaced failing dual capacitor. Tested voltage to verify that new capacitor was receiving proper voltage. Tested new capacitor and ran system. House #4- replaced failing contactor. Tested new contactor. System was running at the end of service call. Rtu 5: building- tech replaced condenser fan motor and capacitor Tested amps on new motor and volts going to motor. Rtu 4, 3, 2 and 1 replaced condenser fan motor capacitors (7.5 mfd) System were operating at the end of service call. Kayla signed paperwork

Unit has a refrigerant leak (r22), burnt/failing contactor, hard start kit (on the compressor) that needs to be replaced, failing dual capacitor that needs to be replaced. Will need to add missing refrigerant with leak seal, AC renew and dye. Install new contactor. Install new dual capacitor. Install new hard start kit and test unit operation. More quotes may follow. Robert I (checked out with) Checked in with Leo Thawed unit. Removed dirty air filter and advised resident to replaced air filter in the next few days (1) 20x20x1. Replaced dual capacitor on outdoor unit. Replaced contractor and hard start kit on outdoor unit. Added r22 refrigerant. Added uv dye, leak seal and ac renew. System was cooling at the end of service call. Advised resident and Leo that system has a leak and repairs made today are only temporary. Leo asked for a new unit estimate emailed to him and they will consider replacing it next month. System was cooling at the end of service call. System was putting out

Performed spring maintenance on 10 units. 5 RTU’s, 1 mini split, 4 split systems. Rtu 1-4 have low condenser fan motor capacitors. I have quoted to repair House 1 has low dual capacitor for compressor House 4 has pitted contactor in condenser. I have submitted replacement referrals for split systems on house 1&4. I recommend replacement because of age and units run on phased out r-22 refrigerant Rtu #2: system is low on r22 due to possible refrigerant leak. Adding r22 refrigerant will be necessary for the unit to run properly (also adding leak seal, AC renew and dye should be added with missing refrigerant). System has a burnt contactor that should be replaced, outdoor unit has an old hard start kit that is old and needs to be replaced to help start the compressor. The compressor in the unit was pulling close to its maximum allowable amps and compressor may fail in the near future. Tech also found a failing due capacitor that should be replaced (per manufactures recommendations).
