Checked over the concerns from the home inspector. Removed some insulation from around the flu pipe and lifted the flu washer. No signs of moisture around the flex duct.
Unable to get access to the community. The property manager needs to contact the HOA and update the information.
Marked the heater on the RTU, made sure the main panel was marked and need to return with a float switch.
Found 3 sources of water leak at furnace # 1 th 3/4" drain was broken at floor and not glued on fitting just above. Was able to chisel floor out enough to cut out broken pipe and glue a coupling in. Glued other parts as well. #2 Drain was broken outside just above pipe that Line sets run through. This was allowing condensation to fill pipe and run back into house. Dugout drain and repaired. Also extended pipe out far enough so it would drain into lineset pipe any more. # 3 pipe for line set was not sealed. Sealed pipe and vacuumed up about 15 gallons of water. Used 1' 3/4" pipe 1- 45° 3/4"pvc 2- 4 /4" coupling and one can of foam spray
Replaced the double wall elbow and secured the flu pipe to code. Cleaned up around the furnace. The bottom is sealed.
Second opinion on repair of system. Control board has been completely cut out of circuit. My opinion is it's not worth the chance to replace board then have other problems that can't be seen until then. 17 year old carrier furnace set up with a 2002 Trane A/C . R22 Missmatched system. On arrival found the systems thermostat to be lit. However the system is completely locked out and the customer doesn't know the password. The indoor temperature is 75 degrees but the customer stated the keep it at 68 degrees. After resetting the system the thermostat went to 86 degrees then down to 73 degrees. Recommend replacing the thermostat. Will need to order a new thermostat.
