The technician was very friendly and took time to explain the service and repair that was performed. Did the necessary work in a short period of time.
Your servicemen are always polite and efficient. I would like to mention one problem and it has happened with different technicians. Many times they have to change the temperature so that the system starts to run (understandable). The problem is they don’t reset the temperature when they leave or mention that I might have to adjust it causing the system to unnecessarily.

Service call incomplete, upon arrival check system operations and water valves, thermostat is calling for cool but contactor aren't engaging, check voltage on the valve, one of them aren't operating, no charge at this visit due couldn't make the system to operate, rescheduling a call back with a tech experience with water source, please collect service call completed or any othe labor charge if is required

Call back completed, safety switch open on arrival, drain and flush condensation line, inspect drain line , found outdoor connectors off from wall , drain line is buried into the ground and wall , connectors is extremely damaged, reattached with teflon and pvc glue, system is draining well at this time, if problem persists need rerouting new drain line system , no charge due call was made less than 90 days
Found system condensing fan motor locked up, capacitor weak, and contractor burned. Compressor was very hot and shut off on overload. Confirmed with manager it's okay to change the parts. Did so and ran and tested unit. Head pressure is very high and condensing coil is very dirty. Recovered one pound of refrigerant to bring heat pressure down. Head pressure is still very high but will drop with a good cleaning. Recommend a cleaning. Leaving an estimate to do so.
Did not bill for this unit. While working on front of building system was able to see that compressor terminal plug had already blown out of unit system is too old to repair do not recommend repairing. Recommend replacing system with new straight cool Split unit. Did not charge any diagnosis fee.. Left the pricing for new equipment

Maintenance completed. Checked all electrical connections, amp draws and refrigerant levels. Cleaned indoor and outdoor coils with coil cleaner. Treated drain pan with antimicrobial spray and pan tablets. Flushed drain line out and treated with dawn soap. System is operating at this time.
Service call completed, upon arrival client noticed the livingroom temperature differential slightly off, vent was 50% close, opened to 100% , tested equipment, all systems vitals are good at this time

Cleaned indoor and outdoor coils. Cleared condensate drain and treated pan. Found no issues during this visit. System is in good operating condition at this time.

System blower operating normally at time of arrival. Inspected unit i itself, and found thermostat wire in bad shape, with a lot of copper exposed. Due to rain last night, the water may have been a conductor of electricity and essentially jumped the r wire to the green wire, causing the blower to work sporadically. Pulled excess wire out of duct cover until I had enough good wire length to connect to the unit, cut off the bad wire, and attached the good wire. Asked tenant to call us back if she had any more problems
Call back completed, upon arrival thermostat wasn't operating properly, replaced defective components and tested equipment operations, systems is operating at this time

Annual maintenance completed checked all electrical connection, amp draws, and refrigerant levels. Treated drain Pan and flush drain line. The system is now running normally at this time. Replaced weak capacitor under warranty.
