Steve, as he always has in the past, provided us with superb maintainence on our yearly service and cleaned out lines along with checking out our unit thoroughly. We have used Bay Area for over 22 years and we feel they are the best in Citrus County.

Customer called due to high electric bill and system not working properly found system to have extremely dirty condenser coil cleaned condenser coil. Also found system to have a bad indoor fan motor module ordering new module. System indoor fan motor will not shut off.

Customer concern was OD Unit condensating during heat mode and no water coming out of drain line. Assured customer, OD unit will condensate in heat mode and explained no water will flow out of drain line during the heat mode. Checked all electrical connections, amp draws and refrigerant levels. Unit is running normally at this time.

Found system shut off on compressor overheating lockout code. Took off locking calls to check refrigerant standing pressure. Noticed oil around liquid line service valve. When the call was removed the Schrader core was leaking. Adjusted Schrader core until leaking stopped. Performed leak search through while system with no findings, other than by the leaking service valve. 2nd tech checkout- leak repaired still low charge, ran in pumpdown mode to prevent low lockout while changing, changed to heat check charge. system very low,allowed unit to equalize to correct pressures Mr. Keeps house very warm, 78 in door temp. Is ordered New sensor can recheck system when installing part
On arrival found that the dining room area RTU has a crack in the condensate pan that is causing water to leak into the ceiling. We will need to provide a quote for pan replacement. Also took information for kitchen RTU replacement quote, including moving ductwork into bathrooms, new thermostat, move thermostat to new wall.
Pumped system down and replaced condensate pan with warranty part. Reconnected system and added liquid line filter drier. Pressure tested and evacuated system. Verified condensate drain will function properly. Recommissioned system and verified proper system operations.
Found that there is a leak in the outdoor unit that will need to be repaired, deactivated heat pump for the time being. System will be able to produce heat in emergency heat mode which I have set. We have availability tomorrow to come back and perform the leak repair to get the system back to 100%.
