Maintenance completed, drain and flush condensation line, replaced air filter and recommended to replace filter regularly, clean evaporator and condenser coil, noticed heavy rust in the evaporator coil, check and tested equipment operations, system is operating at this time, send a complementary system replacement quote on the email on file

Maintenance completed, drain and flush condensation line, clean evaporator and condenser coil, check system operations, all systems vitals are good at this time, upon arrival client has concerns of system line set and drain line making a stain in the wall , conducted a visual inspection, drain line and line set are located on the outside wall , advised client the problem not appear caused by the line set , also recommended to remove the line set cover to verify what is the cause of the humidity problem in the wall, client decided not removed line set cover at this moment

Customer concern was a puddle of water near condenser. Inspected and noticed streak water marks coming from underneath the unit. Checked unit charge, found nothing wrong. Unit may have went into defrost mode early morning. When arrived water was not visible. Unit is running normally at this time.
Found system to have a weak run capacitor for the blower motor, it is pulling 6.4/7.5 mfd. Changed for new per customer approval. Cleaned indoor and outdoor coils as well as drain line and treated drain pan with antimicrobial agent. Checked all electrical connections and amp draws as well as refrigerant circuit pressures and temperatures. Found compressor to be running with slightly high amps, capacitor is good. This is to be expected on a 19 year old system. System is performing and draining the way it should be.
