Service tech Matt was awesome... clearly explained his actions so that I understood Did not push any unnecessary service or upgrades.
Completed maintenance. Checked refrigerant pressures and temperature splits. Cleaned evaporator and condensor coils. Washed unit. Pressures are high at 50 suction and 300 head. System is 21 years old and customer was given estimate for new 3 ton package unit. System is cooling at this time.
Found blower module bad. Had a 1/2 H/P module used to temporarily install. Tempstar system and looks to be under warranty. Installed temp module to get customer through until new part gets in. System takes 3/4 H/P module and motor if necessary. Gave quote for either way. Warranty or not.
No power to stat, found control power fuse blown (prior attempts to relocate stat by carpenter on site) Installed new fuse and tested. Recommend full system Tune up
Checked over the system to find the system cooling fine. The tenant is explaining that the cooling issue is intermittent and when the system isn't working the system isnt pushing air out of the vents. I believe that the blower is intermittently shitting down. The customer is going to run the blower all the time to see if it's the blower motor or not.
Replaced the VNA4 condenser to find an error code 86-46. Went through the system and replaced the VFD. Moved two thermostats and first started the new condenser. The customer is up and running and happy with Bay area.
Dnstrs system,, #1, 2 ton HP Routine Tune Up Noted evaporator has a black coating, no cleaner was applied Noted; both condenser coils showing oxidation spotting throughout entering surfaces, Customer is advised Prior invoice has quote for REME Cell
Upstrs system, #2, 2 ton Lennox HP Routine Tune Up AHU is spotless however customer has odor complaint in cooling operation
Found drain plugged. Cleaned drain and pan. Emptied secondary pan. Cleaned and treated drain. Checked for proper water flow and it was working great.
Routine Tune Up All functions and operations were normal and within parameters
Perform yearly maintenance checks and cleanings. System operating and draining at this time.
Compressor badly overheated, unable to operate at present. Noted appearance of oil at base of accumulator, confirmed leak with electronic detector. Noted only 100 psi on gages = system nearly out of refrigerant. Noted aluminum in condenser coil is badly deteriorated = BTU/HR & effiency diminished greatly. Noted most all flex duct is older gray type and is heat shredded. System is 22 yrs old, no repairs to be reccomended Quoting new system and ducting. Ducting add on is 1800.00
Unit #1, B Wing, far south unit Unit 2as fully operational at time of call, job voltage 212, low voltage me a sure at 23 to 24 Swapped unit transformer over from 240 to 208, New low voltage 27 to 28v Cycled unit several times, blower& compressor on every time. Removed batteries from stat and connected common wire, recycled system
Completed the maintenance inspection.
