Performance system diagnostic on the rooftop commercial unit #9832 , upon arrival, main power of shopping plaza was out due a power outage, afterwards power restored , breaker was tripped, traced main power and high voltage not present in the rooftop system, unit have several fuses that need replacement, called property owner several times, no calls were answered
Worked up the estimate for the upsized unit at the customers request.
Service call completed, safety switch open on arrival, drain and flush condensation line, all system vital are good at this time, send invoices to account

Went over the customer's concerns with her air flow and humidity control. Turned on the super dehumidification and showed the customer the operations of each mode. (100% cooling, 80% dehum mode, and 60% super dehumidification.) Customer may want us to come back to set the CFM pin to Lo instead of Norm.
high voltage wires nut melted into low voltage wires, replace and re-insulate wires , replace 3 amp fuse , need to return to replace blower module , part order send .......unit number 12 This is a nursery home please expedite the part replacement
Maintenance completed, drain and flush condensation line , replace air filter and advised client to replace air filter regularly, check refrigerant pressure and electrical components , re- route drain line for easy access for cleaning, unit is 14 years old with r-22 refrigerant, quote for new system on the email on file
Upon arrival the tenants said that it would start to freeze up when they dropped set point to 73. I checked filter and there was no filter. I checked pressures and subcooling and was a little low. I went to airhandler to check coil. There was an existing access in return plenum so I removed tape and found coil very dirty. I cleaned coil and then vacuumed all the dirt from pan so drainline would drain. I rechecked pressures and then added 1 lb R22 refrigerant. The evaporator coil is not in good condition but I feel it is as clean as I can get it at this time.
Installed temporary blower motor in system set to be replaced in September.
Upon arrival I checked airhandler and found blower wheel had broke at hub. To keep cooling I need a blower wheel from old unit. I took old blower housing and motor to try and match wheel.
Upon arrival the condenser fan won't start. I found new Amrad capacitor open on fan side. So I replaced under 2 labor 5 year part. It is cooling at this time.
Annual ac maintenance tuneup and cleaning. I got new equipment information. I checked all amp draws and pressures and were fine. I cleaned evaporator coil and condenser coil. I flushed drainline and is draining well. I did not find any issues at this time.
Found outdoor condenser fan blade broken and condenser motor damaged . Both will need to be replaced with factory OEM parts Cost is pending. Outdoor coil was also damaged but system is holding refrigerant pressure at this time.
Upon arrival the unit was running but no condenser. I checked float switch and the float had fallen off the stem. I reinstalled float but condenser would not start. I found open capacitor and replaced it. CAP505A. I checked warranty and it had expired. It is cooling and draining at this time.
Upon arrival the secondary pan float had tripped. I removed panel and vacuumed pan and drainline. I flushed drainline multiple times with dawn. Do to the frequency of drainline problems I am coming back with drainline kit to clean drainline. It is clogging every 2 weeks.
