Josh was on time, followed Covid19 protocols, sensitive and patient to my concerns as well as questions. Instead of reacting to my questions, he was thoughtful and explained to my understanding. Besides 5 stars, he deserves AAA.

Upon arrival, introduced myself to the tenant and informed her that I was going to inspect the furnace. Performed 13 point inspection, see attached form for critical operating data. Furnace is operating normally per manufacturers specifications. Test furnace after removing test instruments, furnace ignition sequence is completed to full combustion, furnace shutdown normal to standby condition. Furnace operating normally at time of service. No warranty for todayâ€™s service. No recommended repairs after todays service.
Chris M came out due to no hot water. Found domestic side shut off due to previous work. Turned water back on and tested. Found hot water to be performing as should. This is warranty from installation.
Chris M and Josh W 03/24/2022: came out due to low water cut off tripping on boiler. Checked water level and found it had water at the low water cut off. Drained near it and had no change. Went back to shop to grab part and replace. Changed placement of low water cutoff to prevent future false readings. Customer mentioned the heat not keeping up during cold snaps. Adjusted parameters in the settings to prevent boiler ramping down too much during very cold weather. Ran it through a purge cycle as well and verified there were no other issues. Customer mentioned being interested in an extended warranty. Let her know to contact Lance for more information.

No heat Services we provided today: Came out for a no heat and no hot water. After inspection found that the lwco was on and locking out system. Found that the air purge on top of lwco was seized and not venting properly. Removed and air vented properly. Replaced air vent on system and verified operation. Worked with Nick to find and fix LWCO by replacing failed air bleed
Customer had a wet spot in ceiling of kitchen. Cut drywall to inspect where leak was coming from. Found pvc piping had hole cut into the side of it from hole saw. Cut and put a coupling in on condensation line. No other leaks found. Changed for quality.
Chris M and Kathy came out due to no heat issues with boiler. Performed diagnostic. Found boiler water temperature at 100 degrees and all 3 zones calling for heat. Found pilot was lit but main burners not coming on. Found aquastat controller having intermittent issues with sending proper voltage to gas valve. After messing with the aquastat controller found boiler to try and fire. Snuffed out the pilot flame and the gas valve was still trying to pour gas through main burner tubes. This is a sign the gas valve and thermocouple are also failing. Checked expansion tank and rest of safeties on boiler. Found all safeties are functioning as should. Providing customer with estimate on repairs. Got permission to perform work. Went to supply house and picked up parts. Came back with correct components. Shut gas down. Took apart entire gas line. Took apart gas valve. Took apart pilot tube and thermocouple. Replaced with new gas valve. Replaced pilot tubing with new. Replaced thermocouple with ne
