Rustin has been here for two issues; one with the sump pump and today with the water heater. He has always been professional & knowledgeable about the work. Customer had plug kitchen sink. Use small machine to clean drain line.
Moved range from wall. Removed cap to gas. Installed flare fitting. Reconnected gas flex. plugged in power to range. Used electronic gas sniffer to test for gas leaks. Pushed range in place. Covered counter tops with drop cloth and pad to protect.
Install dishwasher. Customer had it uninstalled for floors. Hook back up discharge, water supply, and power. 1 year warranty labor only.
Arrived on site, clients kitchen drain would gurgle and back up. Presented options, client authorized work. Removed sink trap, cabled line out 75’. Pulled back some grease/sludge. Ran water, filled sink multiple times. Everything working properly. No warranty on drain clear. Client bought Bio Clean. Signed up for Gold Maintenance Plan.
Reset furniture sliders under legs of range moved range from wall, being carful not to move from the handle. Removed gas flex and flare from gas out let. Capped off gas line. Tested for leaks with electronic gas sniffer.
Water pressure is approximately 75 psi, therefore existing water pressure reducing valve is working at this time. Existing expansion tank on the domestic water side is not bleeding water out of the Schrader valve and there are no signs of any corrosion on the tank. 0 psi air pressure noted. Per request, pressurized this tank to 75 psi to match incoming water pressure. Supported tank/tubing with hanger iron. No warranty. Paid by card. Scheduled with to have Brad Garton out to provide a proposal for a sump pump installation with rigid discharge tubing and a check valve at exterior window well sump. Also per request, an electrical outlet would like to be installed at the same location.
Removed cap and nipple from gas line. reconnected gas flare. Tightened gas flex line at both ends. plugged in power to range. Tested for gas leaks with electronic combustible gas sniffer. Putt down mat below oven legs to protect floor. Pushed stove into place. Purged air from range.
Chris M and Ryan H arrived onsite, spoke with homeowner. We began the boiler safety and inspection checking all operations of Hydronic system. While running the boiler we noticed the Temperature pressure valve on the boiler was leaking and recommend replaced. Secondarily we discovered the expansion tank on the domestic water side is ruptured and full of water and is recommended to be replaced. Also the domestic water side is at 80psig ,maxing out the allowable press rating for the expansion tank, this is a indication of a failed pressure reducer or backflow preventer. We will advise a plumber inspect the system to determine the extent of the issue. Outside of the temperature pressure valve leaking the unit is operational at this time according to manufacture specifications. All components are operating like normal and all the safeties are working normally, the circulator is maintaining the delta t and all other operations are normal. Customer wanted to replace both hose bibs. One was supplied the other from bell. Did the estimate for both and discussed other options to help. The customer decided they are going to look into alternatives.
